Hi Amy,

The commute to St. Pete would be a breeze, especially from Manatee. Tampa can be a bit more problematic with traffic tieups on the Howard Franking Bridge during the rush hours. There are many communities with great access to I-75 from Bradenton and Sarasota that would also be within easy distances from our beaches and downtowns and these should be explored.

Renting rules vary by community. Are you talking about a deed restricted community with an HOA fee or a non-deed restricted community. If you are inquiring about a community with a homeowner associaiton, I can see if I can obtain a copy of the rules and regs if you give me the name of the community.

We have maps of Sarasota County and we know the deed restricted communities, however, we are not aware of any map that identifies these communities.

The interesting thing with deed restricted communities in our area is that there are different types or levels of them. There are "voluntary" deed restricted communities that leave it to the home owner whether or not they want to join. There are deed restricted communities with few amenities and therefore very low HOA fees. And there are restricted communities with a wide range of amenities, manditory equity fees, memberships, etc. that are extremely expensive.

It's likely that the reason this type of resource does not exist is because of the extreme variations in this type of community.

As a buyer, your best route for accurate information is to work with an experienced real estate professional. I would be happy to hear the specifics of your interest and would be willing to send you a personally highlighted map of the south county deed restricted communities.

That depends on what you like, and if you want a condo or house.

Let's start with houses.

For golf course living, my vote is Pelican Pointe, where approx $200 per month, your lawn gets cut and you get to use the club house, pool, tennis and fitness center.

For non golf course, new construction, I would say Pennington Place.

For non golf course, slightly older resales, I would vote for Meadow Run, which offers a club house, fitness room, tennis court and community pool.

For non golf course, slightly newer resales, I am thinking the maintenance free section of Venice Palms.

There are some good opportunities for maintenance free living in Venice, Florida. If you could narrow it down to your choice of single family home, villa or condo, then I could make some recommendations. All of these kinds of homes offer a maintenance free lifestyle in this area.

For example - fees in condos tend to be higher, because they can include things like - yes - lawn service - but also, basic cable, sometimes water and sewer, exterior structure insurance, maintenance of the roof, and community amenities (like a pool). Somewhere in that monthly condo fee is the lawn service, for maintenance free, but the total monthly condo fee will be higher than - say - a single family home or villa where the monthly fee covers ONLY maintenance of the yard.

I hope that makes sense. If you can narrow down your lifestyle choice, I can give you more specific neighborhoods or developments to consider.

The only true way you will be able to know if this is acceptable is to meet with a local and trusted mortgage broker, they can prequailify you at no cost, they will look at your credit plus your financials and let you know if there are any programs that you may quailify for. No one can estimate without seeing if you re-established your credit or how they reported your short sale on your credit. you can negotiate how they repaort your credit and by doing so can be alot less negative. so see a loan ifficer and let them guide you. the other variable is what did they do with the amount you were short, did they forgove it, or do you still owe it?

Sorry to have to counter this... My kids were walking on Siesta Key Beach just last night (6/23/10) and found numerous tar balls washed ashore. As much as this breaks my heart, because we just moved to Sarasota 4 months ago, it appears the innevitible is here.

There is currently only one townhouse listed in this community. It is listed at $89,000. I find tthe website below helpful in researching neighborhoods and all other community information. Choosing one neighborhood over another takes personal research. Being prudent, I always tell my clients to go visit each neighborhood at various times of the day and on weekends to be certain that they love the neighborhood as much as they love the home under consideration for purchase.

This includes property in the following zip code locations: 34229,34275,34285,34292,34293. This does not include villas, patio homes etc.

Hi Karla, Cedar Creek is a great community and has a great location. Within minutes to both I-75 and downtown. Home prices have dropped in almost all areas and I wouldn't be concerned about that necessarily, it's a great time to buy and take advantage of the lower prices. There are currently 11 homes for sale in cedar Creek, two of which are villas. There are some bank owned properties as well as short sale listings that should be looked at for great value. The last two sales were $132,500 and $185,000 with the one selling for $132,500 being a bank owned foreclosure sale.

The dropping prices and sales are simply a reflection of the current economic downturn and not anything that should make you question the neighborhood.
