I would recommend that you read the Florida Landlord and Tenant laws at - http://www.800helpfla.com/landlord_text.html or consult with a real estate lawyer before signing a lease agreement if you have concerns.

You should contact your real estate agent or whoever put it on the MLS. It should be on here. Usually it takes 24 hours.

Tammy Hayes answered:
The winter season is considered in season. That is when the snow birds (northerners) come down to Florida for the winter to get away from the cold weather up North. Some people rent for the winter and others are considered seasonal residents. They live down here from 3 months to 6 months. In season is usually Oct to March. Rates for rentals are much higher during the in season. I would be happy to answer any other questions you may have.

Stoneybrook in Venice is a community with single family homes. Here is their web site: http://lennarstoneybrook.com/ This is a 900 home gated community with many amenities.

This area also has townhomes in the same neighborhood called Stoneywood Cove. Located on River Road with easy access to I-75. It is a Lennar townhomes community of 106 two and three story townhomes near the Myakka River, next to Stoneybrook. It features lush landscaping and is surrounded by thick preserves. There are sidewalks, a cabana, and a pool.

There may be rentals in both of these communities. I am not sure exactly what you are looking for based on your post.

Xena Vallone answered:
Renting with a pet can be troublesome to begin with. Renting with a large dog is even more troublesome. However, your breed of dog flags insurance companies and cause rates to increase. This is pretty much why you are having problems finding rentals. You are going to need to find an owner that doesn't mind taking that risk with their insurance company.

A good place to look for rentals would be Craigs List. Be careful you are truly dealing with an owner and never send money to an owner in exchange for keys, no matter how wonderful their story sounds. Legitimate property owners also advertise on Craigs List, but so do the scam artists - if something sounds to good to be true, it most likely is.

A good property manager can also help find properties for your specific needs. There are a couple in Sarasota I would recommend, as they have the largest inventory of rental property. One is Stringer Management and the next is Casey Management.

Good luck. I have owned German Shepherds myself in the past and they were all well behaved. Unfortunately for you, insurance companies rate their troublesome breeds by the number of claims received overall for that breed. A Shepherd is just a higher risk than say a Golden Retriever.

I hope my answer helps you.
