David gave you the search site below that has 55+ communities. I can set you up with a search in the MLS that will just result in 55+ communities with your criteria if you would like. You can also look at the list of 55+ communities in Sarosota and Charlotte County on one of our company web sites at http://www.tropicalfloridaproperty.com/. The HOA fees are $364 per month and includes ground maintenance, community pool, cable, tennis courts, rec facility, trash removal, private road, building exterior, roof, water/sewer and manager.

There are 7 condos currently for sale on Venice Island, within walking distance to the beach. Their prices range from $70,000 to $175,000.

None of them can be rented by the week. A couple have a one month minimun rental and the rest are 3 month minimums. Very few places on Venice Island rent by the week.

You want to purchase in a retirement community? Most of the complexes are stringent about wanting the homeowners to be over 55. It would really depend on the unit and what their percentage of ownership is. Honestly, I dont think your changes are very good.

We have many communities that are not age restricted that offer many of the same ammenities as the 55+ ones do. I would be happy to email you listings to review if you'd like to share your requirements with me.

That mobile home sold on 12/31/12. It is located in Oyster Creek Mobile Home Park. The HOA fees are $65 per month. This is a 55+ community. It has a fishing pier, community boat ramp, maintenance free, recreation building, shuffleboard, storage.There are 3 other mobile homes for sale in the MLS in this community. I'm not sure why any particular time would be better than another to buy property in Florida. Some folks want to buy before their children start school so they are not disrupting their classes at one school before moving to another school system and some folks might want to close before the end of the year for tax reasons but with inventory flying of the shelf and price increases on the rise, NOW would be the best time to buy in Florida. If you are looking to buy something on the Keys, you may find a lot of condo units occupied by vacationoal renters and that could prevent you from getting in to see them but I wouldn't let it stop me from starting the process of looking.

My advice is, find yourself a good realtor and get to work.
