A Realtor can provide you with a neighborhood report. You can also search the Sarasota County Sherrif's Department web site for crime statistics. You can use Google maps to view the property as an aerial view and see up and down the streets with the street view map. You need to visit the area and drive around the neighborhood during different times such as day, night, and the weekend to see what activity is going on in the neighborhood.

This home is in the gated community of Sonoma. It is currenlty listed as Active with Contract, which means they have an accepted offer with a closing date of 2/26/13. They are taking back up offers just in case the deal falls through. You can use my web site to search for properties in the MLS that are still Active - http://www.tammyhayes.remaxagent.com/

I would be happy to answer any other questions you may have.

I am not sure what you mean, but if it is a rent back after a sale this is how I do it. Figure the new owners monthly PITI and divide by 30 days. Then multiply that daily amount by the number of days you will stay there - 9 in this case. ... more

What is safe? No one has the exact same answer. And, for Realtors, answering your questions regarding safety of neighborhoods could potentially be against the law.

Realtors are forbidden from giving an opinion on the safety, ethnicity, or other demographic composition of an area or neighborhood based on legally protected classes of people under the Fair Housing Act of 1968.

So the best response I can give is to suggest you go to the Sarasota county sheriff's website to see the crime statistics of that area of Sarasota.

By the way, since you are looking at a home in Deer Creek within Palmer Ranch, I would mention that a number of homes within Deer Creek have had issues with pin hole leaks in the metal water pipes over the years. So a good question to ask the homeowner is - has the home been replumbed?

Good luck with your home search, and if you'd like other types of information about Deer Creek and/or Palmer Ranch, please send me an email or give me a call.

Mobile homes do not go up in value and just go down in value so in 5-10 years you have little or nothing. A condo can go up in value.

Hey Leo, just noticed your question. Did you know you can buy a fixer with an FHA loan, 3.5% down and fixing costs included in the loan? It works. I have used it. Loan officers told me for years the loan was useless. Not true. There is an article on the site Your-Road-Home.com that explains. In fact it is 3 article series. Good Luck ... more

Teresa M. Fellows answered:
Hi Patty,

I'm sure you will get may opinions from well intentioned people on their personal preferences. In Sarasota, there are many, many condo complexes that might fit the bill. If you are not currently working with an agent, I strongly recommend that you find one to help guide you through all the pros and cons of every condo complex on the bay in Sarasota that accepts small dogs. It's a long learning curve and only you, can decide in the end what makes the best fit. An agent would need to ask you many questions before making suggestions and forming opinions. In most cases, the newer condo complexes will have the most up to date building codes thus reducing noise between units, but newer construction tends to come with higher price tags. Wether it's me or someone else, please engage the services of an experienced agent who is located in the area of interest to help you.

My best,
Terri

This is just posted as public record information on Trulia. It is not for sale. If you look in the upper right corner of any home listing it will say what type it is either For Sale, Public Record, Lis Pendens, etc. This one says Public Record.

If you are looking for a home for sale, I would be happy to help you or send you some listings. You can also search my web page in the MLS at tammyhayesre.mfr.mlxchange.com.

Tammy Hayes answered:
The winter season is considered in season. That is when the snow birds (northerners) come down to Florida for the winter to get away from the cold weather up North. Some people rent for the winter and others are considered seasonal residents. They live down here from 3 months to 6 months. In season is usually Oct to March. Rates for rentals are much higher during the in season. I would be happy to answer any other questions you may have.
