Trulia posted this ad from the web site called Rental Source. It is not listed in the MLS, so I can't look it up for you. Here is the link to the Rental Source ad: http://www.rentalsource.com/15225900. You can check availability through that site.

This an ok area but you have to remember they are older smaller home. Many not in the best condition in need of updating and replacement of a/c roofs ect. This is why you are seeing lower priced homes. When I first came here I heard a few times I was asked why are you showing me old homes, they were about 20 years old. Where I came from there were homes 100 to 300 years old, in N.J. It is a different climate here. a lot of new construction. and so on. Here they take an area and build 100 to 300 homes and call it a subdivision. Up north they just say your from the north side or you live on the south side. Call me any time for specific's, Michael B.

There are about 19 condos right now that allow pets within your price range in Venice. What are the max HOA fees you want to pay and are there other amenities that you would be looking for? How many beds and baths? Are you looking for 55+ or not? What is the weight of your pet? Some allow dogs but not cats. Some have weight restrictions for pets. I would be happy to send you some listings to review. You can also search my web site at: http://www.tammyhayes.remax-florida.com/

If I can answer any questions or help you find a condo, please contact me. I am showing condos on Monday in the Venice area.

I am not sure what you are asking by "why such a difference low to high"? What are you comparing? This is a typical price for this size of home in North Port with a pool. The list price is $92.02 per sq ft. I would be happy to help you or answer specific questions you may have. This was built by Gulfstream Development. Many of their homes had defective drywall and had to be repaired. This home is now owned by Tenbusch Construction. The current owner did not live in the home and it has never been occupied.

Tammy Hayes answered:
There are some communities where the builder used Chinese/Defective drywall and individual homes in non-deed restricted areas. This includes both single family homes and condos. Most of the homes with this defective drywall have been repaired, but there are a few still on the market or some homes that are waiting to go into foreclosure that may have it.

If no one is living in the home, then you probably won't get a disclosure that the home has defective drywall. It it is known, then it must be disclosed. A home inspector can test this for you and if it is believed to have defective drywall, the inspector will recommend a professional that is licensed to test for it do the inspection. With any offer on a home you have the right to have it inspected. If it is found to have defective drywall, you can cancel the contract and get your escrow deposit back.

I ran a search for sold homes in the past 6 months in Avondale with sq footage of 2700 to 2900 under air. The results vary quite a bit for per sq ft selling price. It ranges from $175.00 to $320.00. It depends what other amenities the home may have - how many bedrooms, baths, garage, pool, lanai, and other extra features. I would be happy to prepare a free comparative market analysis for you if you could send me the address of the home and your contact information.

It is a fee charged by a neighborhood association for the upkeep of common area such as entrances, signage, ameneties like pools and tennis courts. These are very common in Florida and are often confusing to buyers coming from other areas. The fees are typically paid monthly, but can be paid on other schedules as well. They vary considerably often depending on the amount of ameneties in your community. It is very important to understand these fees when purchasing. There are also CDD fees with some communities which added to your tax bill. These and condo fees or master association fees can be charged in addition to the HOA fee. I strongly encourage all buyers to locate a buyer's agent who can provide you with references to ensure that you are well informed on things such as this that you need to know before writing a contract to purchase a home or condo in Florida. ... more
