The best way to decide on a "safe" area would be to review the crime map provided by the Sarasota County Sheriff's office. That way you have the information on the type of crime and can make the best decisions for your needs.

It depends how the contract is written up. Sometimes the seller pays for title insurance, title searc and doc stamps on need and other times the buyer pays for it. Here are some of the possible expenses.

Attorney Fees (if required)
Owners Title Insurance Policy
Preparation of Deed
State Doc Stamps on Deed (.70 for each $100)
FRIPTA Foreign Investor 10% (when applicable)
Realtor Fee
Termite Damage Treatment (when applicable)

This an ok area but you have to remember they are older smaller home. Many not in the best condition in need of updating and replacement of a/c roofs ect. This is why you are seeing lower priced homes. When I first came here I heard a few times I was asked why are you showing me old homes, they were about 20 years old. Where I came from there were homes 100 to 300 years old, in N.J. It is a different climate here. a lot of new construction. and so on. Here they take an area and build 100 to 300 homes and call it a subdivision. Up north they just say your from the north side or you live on the south side. There are some communities where the builder used Chinese/Defective drywall and individual homes in non-deed restricted areas. This includes both single family homes and condos. Most of the homes with this defective drywall have been repaired, but there are a few still on the market or some homes that are waiting to go into foreclosure that may have it.

If no one is living in the home, then you probably won't get a disclosure that the home has defective drywall. It it is known, then it must be disclosed. A home inspector can test this for you and if it is believed to have defective drywall, the inspector will recommend a professional that is licensed to test for it do the inspection. With any offer on a home you have the right to have it inspected. If it is found to have defective drywall, you can cancel the contract and get your escrow deposit back.

I ran a search for sold homes in the past 6 months in Avondale with sq footage of 2700 to 2900 under air. The results vary quite a bit for per sq ft selling price. It ranges from $175.00 to $320.00. It depends what other amenities the home may have - how many bedrooms, baths, garage, pool, lanai, and other extra features. These are very common in Florida and are often confusing to buyers coming from other areas. The fees are typically paid monthly, but can be paid on other schedules as well. There are also CDD fees with some communities which added to your tax bill. These and condo fees or master association fees can be charged in addition to the HOA fee. Hi Amy,

The commute to St. Pete would be a breeze, especially from Manatee. Tampa can be a bit more problematic with traffic tieups on the Howard Franking Bridge during the rush hours. There are many communities with great access to I-75 from Bradenton and Sarasota that would also be within easy distances from our beaches and downtowns and these should be explored.
