There are less downpayment options but you must qualify for them. There is a loan that a few lenders have called a Homepath loan and you can get into properties using as little as 3% up to 10% percent down depending on the condition of the property. Cypress Dunes is a great community. It is surrounded by state forest so your views will be there. The community has a shuttle service to get residents to and from the beach that is seasonal. The really low prices you see are for lots with houses selling for the lowest point they have ever been. The vacation rental income is somewhat limited since you are not closer to the beach but this would be an ideal retirement home. The amenity center with the pool and work out area is simply stunning. As you can tell I like the place. I live near there and bicycle through often.

Hey Jim. Trades are difficult to work, but I have had success with them. Most recently I worked a trade deal on a Gulf front house for a larger home in Rosemary Beach. Is your current property listed for sale? Spring is right around the corner and now is a great time to get it on the market. Buyers are out looking and a lot of sales will take place in the early spring.

Looks like nobody wanted to touch this one?!?! If you are looking for a home in such a community, I suggest going directly to the homeowners association or management company. I would guess that having a community pool would have been a bit factor in purchase a home in that development for many homeowners. It would also seem like that would adversely affect the value, appeal and financial stability of the entire complex. With so many associations already taking major hits as a result of forclosures and short-sales, their coffers may be dry and a pool might be an impossible expense. You should always, always examine the financial of a community prior to purchasing, and I said, ask someone who knows what options the board of directors is considering.

Real Estate Property Tax

The Real Estate and Tangible Personal Property tax rolls are prepared by the Property Appraiser's office. They determine the ownership, mailing address, legal description and value of the property.

The taxes are calculated by multiplying the property value less any exemptions by the millage rate, which is determined by the various County taxing authorities. A millage rate is the rate of tax per thousand dollars of taxable value.

As far as the schools, keep in mind opinions are subjective and what may be good for one is not necessarily the case for another--consider a visit to the school district, ask for a tour of the facilities, speak to the principal, teachers, etc., and also check out their website--then make your own determination--will your needs be fulfilled. Although I've not personally been involved in an arbitration regarding a sales transaction, I have worked with plenty of arbitrators in my job as a homeowners association manager. When I do need an arbitrator, I contact the AAA or American Arbitration Association. There should be a branch in your state. Tell them the nature of your legal situation, and they can provide you with the names of qualified arbitrators in your area that know the law and can assist you in working out your problem.

I am not sure what homes you are viewing but I am sure the sellers will be happy to hear that you feel they are inexpensive, I hope they are my listings! There are currently 275 homes for sale just in the South Santa Rosa Beach area, with many motivated sellers.

I am wondering if you are referring to the Villas at Santa Rosa Beach? Those bring considerably higher rental prices than the Inn at Gulf Place. For example, a studio apartment at Inn at Gulf Place will bring you around 504/week. 1bedroom, 1 bath about 889. The villas at Santa Rosa Beach bring considerably more, but your initial outlay will be more, too.
