If you're looking at buying a condo for investment/rental, that will be the first thing you should ask. Many condo complexes and their HOAs have strict provisions about renting units. Some won't allow it. And some have a quota that once it's filled, means no one one else can rent out their units.

And believe me, the condo residents will find out if a unit is being rented, and the HOA will take swift action in terms of fines, etc. I have one such short sale listing. My client bought a condo for members of her family who, tragically, passed away within two years of each other. When there was no longer a family member to live in the unit, she tried to rent it out, and was immediately "slapped" by the HOA. Since she can't rent it out, and she didn't have the money to maintain the unit, she stopped the payments. And the HOA filed for notice to foreclose, and charge her for the legal fees.

So be careful...be very careful in your choice of investment property.

What is your measure of "seems good" --- in terms of what?

Right now, prices are still lower than they were in the early 2000s, so there are certainly opportunities for the home buyer and investors.Finding them, and having your offer accepted is another story as we go through a multiple offer situation and where cash buyers win out over others.

Currently there are 4 condo/townhomes listings in the downtown Mountain View district (Area 207). Your definition of walking distance may vary from others, so I'll leave that to your discretion. There are developments within a couple of blocks of Castro Street that have had sales in the past year (Bryant, Dana, View) that cover a wide range of specification and price.
