Every person has their own tolerance when it comes to noise and pollution. I used to live near a Freeway and I didn't notice exhaust smell from the cars and Highway 85 was lower than the neighborhood. We did get more dust and there was noise.

If you suffer from asthma or other lung issues, you may want to discuss this with your doctor.

I recommend that you talk with a number of REALTORS who specialize in finding properties that need a great deal of work for their clients to fix up and resell at a profit. Then select the REALTOR who will represent your interests the best for you.

Streets around the Story & Capitol Expwy area are nicely improved. Investors were buying and flipping homes around the Reid Hillview airport. Homes in the Alum Rock near King area before the hills are selling fast when sellers are being reasonable. New construction is in West San Jose around Hamilton and San Tomas and Stevens Creek and Winchester. I'm just waiting to see the traffic in the area once the units are sold. The overpass and freeway exchanges at Stevens Creek & 880 are being redone.

You can find school information at http://www.greatschools.org/, the schools might change with a specific address. You can also check the API scores for different schools. Depending upon the age of your child you many not need to be in a high scoring school district at this time.

For schools, my website has several links for you to look up including the API, if that is your focus for schools.

For stuff to do it looks like Downtown is the place to go. Downtown Mountain View (Castro) is a great place to hang out. There is a wonderful selection of food and shopping. There are events, such a wine festivals and Farmer's Market.

It's bordering Cupertino, Campbell, and very close to Santana Row & Valley Fair Shopping Mall, where you shall easily find good bars, restaurants and other amenities. Another zip code is 95125, the prestigious San Jose Willow Glen area. Still another zip code 95008 Campbell, though not in San Jose but surrounded by, the Pruneyard area in Campbell has plenty what you're looking for.

I can't see how the election would be forcing prices to be higher, but I can see how the govt could be holding interest rates low until after the election to help influence it. Now the question is what would be the result if interest rates started to creep, ever so slowly, upwards. I raised my sons in Cambrian. We had a 1960's two story home with a pool. Our utility bills changed so often depending on our usage. As we upgraded the home it changed and the cost of utilities changed as well.

The best source for this is to ask the seller of a specific home what their cost for Gas, Electric and Water. It can vary so much. Is the home insulated and if so what type? Roof Type? Which direction does the house face? Are there trees to shade the home of is it in the sun? Are there double pane windows? How new are the appliances? Do they have an use air conditioning? A pool? Hot Tub? Gas or Electric appliances? What type of water heater?

As you can see it can vary and I would not through a number out because it would be too general in nature.

I work with many rentals in Palo Alto, both as a property manager and a broker.
In most areas of the city, rents have kept pace with rapidly-increasing prices for residential property. Single family homes are often rented based upon bids rather than advertised rent rates and apartment rents are approaching monthly ownership costs for condos.
The forcast for residential property values is very strong over the next 24 to 48 months due to expanding employment opportunities throughout Silicon Valley. Despite the difficult development process in the City of Palo Alto, builders are still anxious to work in town, mostly on urban infill projects for rentals and re-sale (condos and small lot single family).
See my current Trulia listing - 595 Maybell. This 2.46 acre lot is being sold for residential development and we have multiple offers at or above the $16M listing price (seller to pick an offer this week).
Palo Alto can be an excellent investment target, given the right property and purchase terms.

My understanding is two years. At one year 10 months you can go to a lender and work on your pre-approval papers to get ready to purchase at 2 years.
