unfortunately, there is often a lot of lip service provided online that some agents will do us all proud, and live up to.......and some, sadly, will not.

As the saying goes, you may need to kiss a lot of frogs.............so...........interview a few agents first...........get a sense of how responsive and professional they are.

You can even ask for references from apst buyers.......and...........if you're not comfortable, or feel your best interests are not being represented or served..........do not hesitate to move onto the next agent!!

(do not sign any agreement that will keep you from moving onto someone new - if asked to sign an exclusive buyer's agent agreement - make sure you have a out clause)

Seller and the agents in a transaction are required to disclose any information that materially impacts the value of a property, hence some of the above information should be disclosed as part of the routine disclosures. Having said that you as a buyer are encouraged to do your own due diligence and investigations i.e. you may contact loan police department and ask them about the crime rates and incidents. You can knock on the neighbors' doors and get to know the area better to satisfy yourselves as some of these concerns are relative....different people find it different. Do you own due diligence.....purchasing a home is a big investment,

Typically as long as the Buyer is still within their Inspection Contingency period they can cancel their agreement. Once that Contingency had been removed, it becomes a little more difficult, but the Buyer should still be protected by the Appraisal and Loan Contingencies as long as those are in place as well.

Talk with your agent they should be able to advise you based on your contract.

Hi Cathy, It is true that some of the properties in Windemere are 1.6 but not all of them. It depends on the actual property. I live in Windemere and our property tax rate is 1.125%. Gale Ranch is also 1.25%. They say that the taxes may come down but I cant imagine the county releasing the taxes after all this time. It is not defined on the tax bill. We will see. Gale Ranch is a very popular area and the homes sell quickly. There are currently only 5 homes on the market in Gale Ranch. Homes in Gale Ranch sell on average within 25 days of becoming active and some sell within 5 days.

there aren't many ... a quick search of the mls showed 6 detached one story homes less than 12 years old ... all are pending ... Mostly in Gale Ranch and Henry Ranch. Mostly over $1,000,000 but as low as $700,000. Surprisingly, some stayed on the market for some time even though they were not listed as short sales.

Choosing between S.R. and P. is a really nice conundrum; you cannot go wrong:
Both have great schools, beautiful neighborhoods, nice people and the prices are probably about the same. Pleasanton is little more laid-back, with a little more history.

My suggestion would be to go with the house: Find the house that is perfect and that will make your choice for you. In either case, I like the areas against the western hills.

I work in the Marketplace in San Ramon and I know the piece of land you're referring to just to the left of the hospital parking lot and right behind the Norris Canyon Terrace community. I believe that a portion of that land is owned by the San Ramon Regional Medical Center and a portion is owned by Norris Canyon Terrace.

It's rather hilly so if you're concern is future construction, I wouldn't be overly worried.
