What I am seeing in North County Inland is that rents are stable, or for those who have not made any changes in a while, they are able to up their monthly rental rates. As a general rule of thumb (of course, it depends on the location, condition of the unit,, rentals are getting a solid 1.3-1.4 of the square footage. As for single family homes, wow!! Prices are clearly up with multiple offers, many well above already higher listed prices. It is funny to see human psychology and the herd mentality at play once again. As the saying goes, the "trend is your friend." Unfortunately, any time something is extreme, whether it be a substantial rise or decline in prices, I don't believe it is necessarily the best thing for the market. It will be interesting to see how this all unfolds.

You really should start with the park manager of the park/communities you are interested in. You will have to fill out an application and be approved by them before you even make an offer on a manufactured home in a rent/lease park/community.

But before you purchase any manufactured home you should have the home inspected by an experienced manufactured home inspector and not just any home inspector.Make sure the home is level and that the pier and pad assemblies are in good shape.

Be sure the vapor barrier and insulation are in tact and not ripped, torn or lying on the ground. Have the inspector look for drainage issues i.e. standing water, soil erosion, expansive (clay soil), rusted and deteriorating piers and dry rotted or decomposing wood pads supporting the piers.

Most importantly make sure the home has an approved set of Earthquake Resistant Bracing (ERBS) installed under it as much of California is in a Zone 4 seismic area:

Eastlake in general is known for having very nice and safe Bike paths all over the area, there are even some paths where you can bike with your kids or young children that are easy to ride. The paths are everywhere and all you need to bring with you is you stamina and your bike. The majority of the paths are connected and can take you all over Eastlake. The if you like to bike in nature Eastlake offers bike paths next to the Otay lakes Lake. There you can take you car pass the Olympic training center follow the road all the way to the parking lot next to the Dam and begin to ride. In a good day you will be able to see many kinds of birds and the air is super crisp and clean. As you follow the loop and get back to the car you can even see some of the olympic Athletes also biking around the area. If you like the area out by the like there are several types of properties, from Townhomes to Single Family owned properties. ALl it will is up to you to decide which type of home you are looking for.
