Hi Gatorgk,

55+ community one or all owners must be 55+ to purchase and reside in it. If you are looking to have family and friends use it, you need to check their restrictions. 55+ tend to have more limits as to how long children (under 18) and guests can visit and some say an owner must be there for them to be able to use the facilities. On the other hand many of the 55+ communities are less expensive so it is a matter of weighing out your needs.

Are you currently looking for a home or just browsing on line for now? I have a free service called “Listingbook”, which I provide for my clients. It is like a back door into the MLS, which updates daily: new listings, price changes, solds & withdrawn listings, allowing you to really be able to follow and learn the market. I set up a basic search according to your guidelines. Once you are in, you can change the parameters as you need. If this is something you would be interested in let me know & I would be glad to set up your free Listingbook Account.

Since you live in the area, I also have a free automated service called CITY (Curbside Info to You) available 24/7. I issue you a number you can call on ANY Real Estate For Sale sign and a computer reads the MLS information to you, from the street number & address for all ACTIVE MLS listings. If this would be helpful let me know. If you have a smart phone & TEXT "PAMELA" to 727-213-5142 it will give you a free mobile site. Bookmark it to you front page and use it anytime. Email me your cell phone & I'll registered it so you won't get annoying follow up calls. If you want to talk to me there is a prompt or you can call me on my cell. If you want to put it on multiple phones, I can put up to three numbers on one user name. Just send the numbers you want added. Put it in your favorites for quick access when you are driving around. I use it all the time.

I feel an informed client makes the best decisions regarding their real estate needs. Let me know if I can be of assistance.

Sincerely,

Pam Cohn

I see one for sale for $27,500 in this complex. If you send me your email I can send you more info on it. It's a quick and easy access to I275 also not far from 4th St. which has lots of shopping and eateries. My advice to see if the neighborhood is to your liking is to drive by at different times on the weekends if you are nearby and can do that.

Mr. Weinsheimer,

This property is listed for sale currently at $115,000. The showings have been limited to M-F from 9-3. I would be more than happy to schedule you a showing if you would like. I can also find other homes that fit what you are looking for as well. This property is listed as a short sale so the condition will not be known until we arrive and see the interior.

Please review my profile and send me a message or email me directly at THOYT@prutropical.com

Hey there,

http://www.stpete.org/police/aboutus/crime-mapping.html

This gives you a map of the crimes committed in the area in the last 30 days. In that particular subsection the most common crime is a domestic dispute.

Let me know if you need any help working with the map. Just put the address in and you'll be good to go. Feel free to get in touch with me anytime.

Hello,

I live and work in zip code 33710. I have also placed offer for other clients, had offers accepted and closed properties through Hubzu, formerly Altisource. Call or email me with what you are trying to do and I will do what I can to help.

I'm curious to know what property address you are referring to and how you connected it to Hubzu if they are telling you they aren't handling the property.

I don't work for Hubzu but I am registered to submit bids on their properties. I don't work for Deustche Bank either but I have made offers on their properties in the past as well. They, like all other banks will select an REO seller's agent to list their properties and then they can be bid on by any buyer through any buyer's agent.

I look forward to trying to help you.

Take care,

I think that the definition of which is better will depend more on what you are looking for. I would be happy to help you find the right home for your needs.

Please send me at email at THOYT@prutropical.com or message me on Trulia and tell me what you are looking for. How many bedrooms, baths and what type of community features you require. For example, gated, pools, exercise rooms, close to the beach or water front. I will then be able to help you find a great place.

Mary Mom,

What is the price range you are considering? Being close to or on the beach can make a big difference in the prices.

The "over 55" and "senior" communities can also be very different. What lifestyle are you looking for at this time?

I would love to help. Please email me directly at THOYT@prutropical.com or call me at 813-352-6219.

I would recommend you start by getting qualified with a reputable lender. Determine what payment and mortgage size you are comfortable with, then start shopping for homes in that price range. I would bee happy to refer you to a lender who is excellent with credit issues. Once you have an idea of a price range, I would appreciate the opportunity to earn your business. ... more

Tim Moore answered:
I am doubting you are looking for homes in foreclosure, if so check the newspaper since they must be listed before the public auction. I am assuming you mean bank owned homes that had been through the foreclosure process and are now owned by the bank that had their loan and forced the foreclosure. The banks get around to listing these as bank owned which is the same as saying REO properties. The term foreclosure is incorrect after the process has ended. All bank owned homes get listed on the local MLS systems by Realtors, at some point. Find a good Realtor to work with and have them send you the homes in your price range, why just look at bank owned homes? Bank owned homes are not an automatic great deal, so look at all homes in your price range. ... more

Marlyna, you did not specify a neighborhood.

Your best bet is to drive the area at different times a day. Look at the Pinellas county Sheriff's website to see if crime stats for the area are within an acceptable level for you. You need to develop your own instincts regarding the many different areas in St. Pete.

That said, if I can be of assistance, contact me and I'll be happy to assist.

Best of success and happy new year.
