In our local market, it has definitely turned around. Prices have begun to climb back up and with the current inventory of available resale homes and still very low interest rates, we have seen signs of resales becoming a "seller's" market with multiple offers on properties.

This unit comes furnished, 3rd floor & the buyer is no hurry or distress to sell quickly.. So, I believe he is 1.5 to 2 years away from that/his number.. Current comps in the complex show a "mean" (avg.) number of 234K over the last 6 months.. Does anyone see this or agree?... more
Well, it seems pretty healthy. I have several rentals in here as well. The median sales price over the past 6 months is about 225k-230k. There are no CDD fees in this development. There are only homeowner association fees of $32.50 per month. This covers common ground along with boardwalk over nature trail leading to large field for softball, football, etc. Community Pool is expected to be built by April 2014.... more
Ask your Realtor to provide rental history for the complex. Make sure when you do the numbers to verify it is a wise investment that you keep in mind the hoa fees and any upcoming special assessments.... more

There are questions that you will want have to your agent ask the listing agent, such as how many owners are delinquent, do they fund their reserves, what common areas will be needing maintenance over the next couple of years, and you want to really look at their financials.
