In our local market, it has definitely turned around. Prices have begun to climb back up and with the current inventory of available resale homes and still very low interest rates, we have seen signs of resales becoming a "seller's" market with multiple offers on properties.

All of the above reasons is why the builders and developers have started to come back.

Well, it seems pretty healthy. I have several rentals in here as well. The median sales price over the past 6 months is about 225k-230k. I've sold a few units at ocean and racquet club. They usually sell for 170k and up. A lot of amenities and a great rental program. The fees aren't too bad either for the beach.

WE are so lucky in this area. For the most part, our associations are in good shape. There are questions that you will want have to your agent ask the listing agent, such as how many owners are delinquent, do they fund their reserves, what common areas will be needing maintenance over the next couple of years, and you want to really look at their financials.

Typically a condo hoa will cover exterior insurance when a town home might not. With a town home you actually own the land in most cases.
