Go in to your Title Comany and ask them to do a HUD1;
If you do not have a Buyer yet, ask the Escrow Officer to do a Hypothetical HUD1 with numbers that you guestimate.

The Buyer's numbers will fluctuate more than yours.

The least expensive is a 2 bedroom two bath for 45,999 and two others listed at 50,000.00.

The sq footage is over 800 for these....There are more expensive ones but with higher square footage.

I think you've been given some good advice regarding where to consider buying. Any one of the towns mentioned would be a safe bet. I've lived in Safety Harbor for almost 20 years so I'm a bit prejudiced. As a tie breaker, the location is the best of the bunch. From SH you can easily get to most parts of Pinellas County as well as both airports, International Mall & the Westshore areas of Tampa & even parts of North Hillsborough in 30-40 minutes max. Safety Harbor & Dunedin are both more like small town midwest USA than they are many of the communities around here. SH has several events geared towards families & family oriented events.

Welcome to the area, regardless of which town you choose.

Lynn, You bet! Living in Pinellas means you are no more than 15 minutes from the white sand beaches. The difference between walking 200 feet to the beach and living on the beach is $100s of thousand of dollars.
In water front communities such as Clearwater, Dunedin, Palm Harbor, Safety Harbor thier are loads of opportunities available. You however will need to narrow your parameter a bit.

I've lived in Safety Harbor for almost 20 years & have been a Realtor here since 2002 so I'm very familiar with the area & the market. The crime statistics are extremely low compared to both the overall county and state. You can see for yourself by going to - http://www.trulia.com/real_estate/Safety_Harbor-Florida/ . There are very few "iffy" neighborhoods overall.

Any insurance questions that you have can be answered by a very knowledgeable insurance agent that I've used several times in the past. His name is Michael Economos with A American Insurance in Dunedin, FL. His number is 727-733-9381. You can tell him that I referred you to him. In general, if you live on the water or in very close by in an area with low elevation, it's necessary that you buy flood insurance in addition to your regular homeowner's hazzard insurance. This usually adds several hundred dollars to your insurance costs for a modestly priced house like you're talking about buying.

I just had a very cute little house I had listed close last month that was located in great location about 4 blocks from Main St in the downtown area. It sold for $150,000 to a couple from WV who are going to use it for a second home. For winter or part-time residents, like you, sticking close to downtown makes the most sense because that is where most of the restaurants, shops, marina, etc. are located.
