You can get a traditional home equity line of credit with bad credit. They are very difficult to get even with good credit these days. Lenders are only making them for people with good credit, full income documentation and 20-30% equity in their house.

If you want to unlock some equity in your house, a cash-out FHA loan is probably the best way to go. It is an expensive way to go though. So make sure you have exhausted all other alternatives to getting the money you need.

I think the number of bankowned homes in an area will influence the prices. Here are the number of bankown homes in the three cities you mentioned above;

Laguna Niguel 19 bankown 7 of them Single family residence
Laguna Hills 18 bankown 5 of them single family residence
Laguna Beach 3 bankown all are single family residence

As you see Laguna Beach has the lowest number of bankowned and the prices have been holding a lot better than in some areas of Laguna Niguel and Laguna Hills. Also the number of existing shortsale homes are very important. The number will tell you how the market will be in the next few months.

If you are not working with any agent I can set you up to receive listing of shortsale/bankown and other normal sale within your specification. I think you need to decide what size and type of home you like to purchase. Some areas have newer homes. Other things you need to think about are Mello Roos taxes and HOA fees. There are many oppurtunities here in the Sacramento area. Not knowing where you will be working (commute) or what your monthly living allowance is hard to point you in the right direction. There are many nice areas here in the Sacramento area.

I relocated to the Sacramento area myself over 10 years ago so I know what it's like. In the past 10 years I have really learned the in and outs of the city. I definately have some favorites that I'd love to share with you.

A good place to look for rentals in the East Sac area is Craigslist...not sure if you have ever visited that website before? They have a huge for rent section...just beware of rental scams (examples of which are outlined there). Good luck to you!

But remember, "Realtor" is just a trade name and might not cover all real estate agents. So just by chance if you're looking for the California Department of Real Estate (DRE).... the DRE governs all the laws, agents, discipline, and licensing of all real estate and mortgage brokers/agents in California.

Since we have so many diverse areas, a map was the solution where the home buyer moving to our area can see where the Cities and communities as well as the County's are and click on each one to read about that area including subdivisions.
