This means the home is under contract with contingencies. The "contingencies" are typically the going through the home inspections period and securing financing. Different areas have different norms and Florida is one state I've not bought or sold in but usually the contingency period on a straight sale will be around 30 days form the date the contract was signed. For foreclosures or other distressed sales this period is typically no more than 15 days from the date the contract was signed but these time periods are not written in stone and may be different for the specific property you're wondering about. You will have to get a local agent to program the specific address on the MLS to sent you an alert the moment the home hits the market. Some foreclousres trn around in about a month, other can be held back several months. But the alert should be good for at least 60 days, it then needs to be reset. This should be a free service from your agent.

There is not much you can do till the foreclosure gets listed on MLS.

Check with the county records by placing that address into the WebGIS mapping system. Look it up and place a search with that address. Then find the property ownership history. If it sold it should be posted. Sometimes they are behind, If that is the case call the county Register of Deeds and ask if that property is set to have a new deed recorded. Good Luck ... more

I'm sure you will get quite a few answers, but yes, there are lots of great income producing properties in your budget.

I just purchased a 2bedroom condo for $45,000 and a 3bedroom villa for $45,000. Both bring in over 12% return annually after expenses.

st andrews is a very common name for a community. In Palm Beach County there are 2.
St andrews at the polo club in Wellington and one in West Palm. depending on which one the prices are very different.
