Hi! The property at 438 Boundary did go to contract on 4/3/13. It was only on the market for 9 days. I ran a search for other homes in Rotonda that were built in 2000 or newer with a minimum of 1800 sq ft. 17 came up. Just click on this link and you will be taken to my search results. In the upper left hand corner are arrows where you can scroll through the properties. Also be sure to click on the photo, as there are usually more pix available.

It is a well kept small gated community and shows pride of ownership. It is centrally located 15 minutes away from the Pristine beaches of Boca Grande & also Manasota Key. It is on the West side of Rotonda and is a great area. Like many condos built around 2007 they had their challenges with the market but have come through it nicely. It is for sure one of the best values on a condo in this entire area & especially being a newer 3 bedroom.

When you see a property listed as a "pre-foreclosure" it is almost always a short sale. With these transactions you are dealing with a homeowner who is underwater on their mortgage and will be submitting an offer to the lender, or lenders, for less than the amount due from the seller.

These transactions can be lengthy and frustrating but do not have to be and it really depends on a number of factors, the number of lenders, who the lenders are, other liens on the property, who is negotiating the short sale, the willingness of the seller to provide timely information required by the lender; the list goes on. If you have some time and some patience and know how to play the game you can get some very good values through the short sale process.

The low cost of homes in the Rotonda area is a result of the housing boom/bust that hit SW Florida harder than many other areas of the country. We're at the bottom of that now, and prices are already rebounding slightly.

Insurance is a factor no matter where you live in FL, for many reasons. Coastal areas like Rotonda have a greater risk of wind damage and storm surge from a hurricane. However, the building codes, especially with newer homes as are typically found in Rotonda are among the highest in the country.

Defective drywall is part of the home inspection/due diligence with any house built or modified in the 2000's. Be sure to hire a home inspector who will check for tell-tale symptoms. Probably one in a hundred homes built here in that time frame actually have it, just make sure it isn't the one you decide to buy.

Caddy Rd in Rotonda West is located in the Oakland Hills section of Rotonda. In the past year there have been 3 lots that have sold within that area.

Caddy, $9,600 sq ft for $19,500 on 6/30/11
Boundary, 13,503 sq ft for $7,000 on 2/22/12
Oakland Hills, 14,401 sq ft for $10,500 on 3/26/12

For homeowner insurance you can go to and type in the address of the home you are interested in. It will give you the flood rating, insurance estimates and insurance companies to contact. Homeowner insurance rates vary quite a bit based on location, size of home, age of home, structure of home, etc.

Lawn maintenance is only the cost of gas to mow if you do it yourself. If you are looking for someone to do it for you then rates vary for that as well. You can pay per time or pay for the year or by the month. It can range anywhere from $15-$20 per time and up.

Property management. You can go to They are located in Englewood. They offer different property management options, again the prices vary according to what you want them to do for you.

Another expense would be pest control. That can vary depending on what you get. You can have your lawn done or just your home. They have quarterly plans or you can do it yourself. Most people use a pest control company but others buy the pesticides at Home Depot or Lowes ad do it themselves. You would want to have general pest control as well as termite protection. We use Truly Nolen.

Other expenses - Florida Power and Light -

Recent home sales in Rotonda West have gone for $94 to $120 a sq ft for that size home. This is all dependent on age of home, what neighborhood in Rotonda West etc.

To answer your question I conducted reports in the local MLS system using the criteria of a minimum of 15,000 square feet in all sections of Rotonda. Each section has different features, deed restrictions and desireability so you must tailor your results to the exact neighborhood. This report will be general for all sections but you will be able to look at the results and see where a home sold and for how much.

The first report is for all lots now for sale in Rotonda, larger than 15,000 s/f and under 1 ac.

As you can see, prices start at under $5,000 in Rotonda Meadows, the least desireable section, and go much higher inside the circle, adjacent to golf courses and upscale homes.

This report is for larger lots that have sold in the last six months. Sale price is a much better indicator of value than asing. It shows what people are actually willing to spend, not what a seller is hoping to get.

As you can see, sold prices range from as low as $6,000 in Rotonda Heights to $25,000 in Rotonda West, inside the circle.

Hi John - 15 Sportsman Terrace is listed ffor $119,500 and being a fair price all depends on who you ask. My professional opinion is that this is a very fair price if you can get the house for the $119,500. Of course having a professional home inspection would help with that assesment. You would need to know what if any problems there might be with the house and what is would cost to get the house into shape. Then we could form an educated opinion of a fair price. But again based on the listing it appears to be a very fair price for Rotonda. I ived in Rotonda for 4 years before building a home in South Gulf Cove. Keep in mind that the house is being sold as a short sale and after reviewing the listing I see no indication that the price has been approved by the lender. It's been on the market for 81 days and the price has been lowered TWICE since it was first listed back on 10/29/2009 for $159,900. So the seller and listing agent are being aggresive with the pricing which is a good sign for a buyer. We just hope the lender is as motivated. Should you want to take a look at the home and/or decide to take a shot at it contractually, let me know I'd be happy to assist you. I'm experienced with Short Sales and all in entails. As far as rental restrictions there are none but as you may know there are Deed Restrictions in Rotonda that all homeowners have to abide by, and that goes for tenants as well.
