In the days before Zillow changed their system owner changes were reflected in the public zestimate. I know a couple of people that had a contest to see how high they could get their property value. I line in a 180-200k neighborhood and people were able to get their zestimate to over a million dollars.

Wow!

W. Orange & Roseland do have a list of items they check for, but nothing as intense as Roselle!
Lvingston just checks for smoke and carbon monoxide detectors.......and fire extingushers (all of which are state requiremnts).

It seems like you almost need to have a second home inspection to get the CO there!

IMO - I would not expect leniency for a single family home vs a 2 family home.

I also would not think you could close unless you had the full CO, with nothing temporary or contingent, such as a certificate of "use".

Of course, I will defer to a Roselle agent's opinion.
Hope someone comes along with experience there.

You can visit the stats and trend section and also read the market condition report for the town. There are also city-data reports for each town that you have interest in.

It's hard to say that if you wait to sell in a year if the market will be better or worse because of a large amount inventory for sale.
