Let me just say this: I mean no disrespect but the fact that you are asking this question leads me to say buying a property at auction is probably a bad idea for you. Here are some things you should know:

1. You will need all cash
2. You will not be able to do inspections
3. There could be clouds on title - you could ask a title co to run a report for you and have an attorney review it to get a better idea about that
4. You will be going up against veteran investors who do this all the time.

I would look at REOs - foreclosed properties listed on the MLS. You can do inspections and be sure of clear title

If you can find a seller who is willing to do a owner carry or lease option right now, that can work. You would most likely be required to complete a credit application and provide a copy of your current credit report. With full disclosure, and a siginficant downpayment it is a valid option.

Please note that there are not currently alot of seller's willing to sell like this at this time - I'd be happy to do a search of local available, properties, please just let me know so we can talk.

The price will depend on the zoning of the property, whether it can have a structure built on it or not, if there are any utilities available near buy and if you will need well and/or septic approval, also what the condition the land is in now. You need an assessment by a local market expert who can evaulate your situation based on your property, your neighborhood, and your personal circumstances.

If you need to sell, particularly in this market, remember that the highest price is not necessarily the right price. If you need to get your home sold, then select the Realtor who you believe has YOUR best interests at heart.

In general yes. having the power on is a must especially if you are anticipating cold conditions. Buyers will not spend a lot of time in a home that is colder than the outside temp.
