A sheriffs sale happens when a mortgage is not paid. if there is no mortgage there is no sheriff's sale. A tax sale can happen when the property taxes haven't been paid for 3 consecutive years.

yes, but the drive way wall is bowed and leaks dirt and water all along that wall. Really the entire basement leaks and needs to be redone. Sump pump was replaced recently.

I believe this means your home is going to be auctioned, and depending on what your state's laws are (I'm familiar with MN... MI is similar but not 100% sure on the foreclosure side of things), you may still have a redemption period after the sale. This timeframe is to allow you to come up with the money to keep the home.

Contact an attorney, or go to a local Realtor/Broker to find out for sure. Going with local professionals is never a bad idea.

You might want to speak with your bk attorney about this. If you have no equity in your home and are looking at a short sale for example you might be asked to sign a promissory note by your lender for the difference of what you owe and what the property sells for. This could be a problem for you that you now have new debt. However, if the bk that you filed provided you with debt relief then you might speak with the bk attorney and see how to exit the property, for example a foreclosure.
I hope this is helpful to you, I would be very careful about what questions you ask to whom because a realtor will want to see your home and may not understand that your bk provided you with debt relief and a promissory note might put you on the hook for new debt moving forward. Bk and short sales do not mix.

We're free, and our database allows us to search for homes which are receptive to the land contract.
I'm doing the same thing now for a client that I met on Trulia through the forums.

I am sorry...but if the condo project is not's not approved. The only way you would be able to get around this is to put down more money and get a conventional loan. The project may be able to be approved then but condo's have really become kryptonite to most investors. They have become very picky as to what they will approve and what they will not.
