Suzanne, Denton County is vast with beautiful landscapes and homes with acreage. Depending on your specific requirements, you are sure to find a place to call home. Check out Aubrey, Pilot Point and Sanger if you have or like to be around horses. Of course, there are many more traditional homes with acreage. There are stores and retail there now. All along 114 will likely be commercial development at some point if it is not already there. That's the highest and best use. The residential will normally be back off the road some.

Hi there Les. I live in the neighborhood right across 114 from Briarwyck and we've never had any issues with it. Also, I'm in that neighborhood every day and I've put serveral clients in homes out there, and there's never been any complaints.

I understand your concern regarding an overbearing HOA. I am not familiar with Wildwood, so I cannot speak specifically for that HOA, but most HOAs that I do have experience in do not restrict you on what you can do to your back yard as long as it is not visible to the outside neighborhood.

If no one here can answer your question, the best way to find out would be to visit the neighborhood (which is a good idea anyways) and speak with a few of the residents. Find out how active the HOA is, what type of restrictions they have, and how strictly they enforce their restrictions. An over bearing HOA is just as bad as an HOA that sits back and does nothing.

If there is anything that I can help you with, please don't hesitate to ask.

Currently, Briarwyck is in it's 2nd phase. Once completed the community will have 6 phases. It will be quite some time before the community is in close-out. I would say at least 4-5 yrs.

Why don't you have your buyers agent contact the builder. It all depends on how many lots they have and what has been sold.

FYI - never purchase a home from a builder unless you have a Realtor who represents you. If are not working with an agent at this time contact my office

They are running about 3 weeks to process at the moment, according to inside sources.

So, it depends on when you put your request in as to whether it would be out in time for closing 11/2. Check with your loan officer.

We expect them to be congested for some time to come, and that people applying at the last minute will be disappointed that they missed the 11/30 deadline.
