Hi Rich:
I can only guess that the lender didn't pull a full credit report on you and was expecting you to get that yourself to provide to him. I understand your confusion. If this is a lender you've worked with in the past and had good experiences, I stick with the process and call him back to say that you're confused and need clairification. Did he provide the pre-approval? Was the offer on the house accepted? If so, then you need to go through the process of getting a full mortgage application done ASAP as most contracts only allow for a 7 day grace period in which to apply (formally) for a mortgage.
If you haven't yet found the home you really want to put an offer on, then you have more leeway to explore what other lenders can offer you - and get guidance from your lender as to the steps you should expect.

Hi Sheila,
Right now is the best time to put your home on the market. The spring market is when prospective home buyers begin to look in anticipation of making a move between the school break. Ninety percent of the annual real estate transaction are conducted by June. in regards to Meadow Lane - this property is not on the market with a real estate broker yet. It is only in the pre foreclosure stage, meaning that the owners are behind on payments and it may go into foreclosure. This process normally takes year but with the extreme amount of foreclosures happening the process is now taking up to two years. I suggest you contact me at your convenience so I may submit your criteria into an automated search engine in TREND MLS system. This enables you to receive new listing daily as they are entered into TREND.I can also modify the search if you are just looking for short sales. Please call me at 484-955-5981 so we may discuss your criteria and start looking for your new home today.
I look forward to speaking with you,
Maureen

Hello Mike. Rentals are in demand in the Pottstown area. The timeliness of renting the home depends on your requested rent amount. You have already said it is a nice home. Try to cover your expenses while staying within the market rent for the area.
Pottstown is very saturated with listings for sale right now so you are correct, this might be a better option for you.
Our office is based out of Pottstown. If we can be of assistance to you by helping you advertise and finding you a tenant, please contact me at 610-587-6602.

Good morning. As you will see in the following link, Quicken Loans has an A+ rating with the BBB: http://www.bbb.org/eastern-michigan/business-reviews/consumer-finance-and-loan-companies/quicken-loans-inc-in-detroit-mi-8059/

That being said I always recommend clients go with a local mortgage officer. Someone you can visit in person with any questions and someone who will attend settlement with you. Let's face it, if you encounter problems during the transaction and the mortgage person is in California, your hands are tied. In my opinion it is far too important a purchase to put that added stress on you. If you are looking for good, reputable, local mortgage officers I have a few I have personally dealt with and can recommend. They are reachable evenings and weekends by cell phone and have great customer service. You will have no issues getting to settlement on time! Best of luck in your home purchase journey!

That is a matter of opinion. I am going to say if you do not get an offer by the begining of November, you may want to consider taking your home off the market until spring and refresh the interior and exterior for a fresh start then. Spring is a great time to market your home. ... more

Perhaps now, the top 2 reasons homes do not sell are overpricing or lack of attention by your listing agent. You shuld have a new BPO done right away to see if you are priced properly and then review where you are being marketed and advertised. Hello, I would start making contact with agents now and make a decision who you want to work with to help you find your next home prior to September. Whoever you choose can set up a search in the local Trend MLS and start sending you properties via email. This will give you an idea of homes that are available and what particular homes are selling for in the current market. When you visit in September your agent can make appointments to view homes in areas and communitiies you have decided are of interest to you. Even thought you are not planning on moving until March 2013, if you are unfamiliar with the Pottstown area, you should give yourself enough time get to know the area. It will also allow you time to investigate schools, township or borough ammenities, distance to jobs, etc. I do know the greater Pottstown area very well and would be happy to be of assistance. Please feel free to contact me at your convenience.

The 559.00 is just an estimate if you were to get a mortgage. There would be taxes and insurance also and it will also depend on the type of loan, how much you put down and your rate of course. If you are just starting your search and would like more info, please contact me and I will send you what you need at no cost or obligation.
