There are pockets of areas that have city water and sewer in Port Charlotte. Not necessarily a Port Charlotte Section name or #. I have city water and septic and my neighbors across the street from me have well and septic in Port Charlotte. Charlotte Square condos has Abbey House, Essex House, Berkley House, Oxford House, Chelsea House, Regency House, Cambridge House, and Raleigh House. I think they are now managed by Gateway Group. You can call them and ask specific questions about their finances and budget at 941-629-8190.

Port Charlotte has a lot of mixed neighborhoods with lower priced and higher priced homes. The higher priced homes are going to be along Gulf Access waterways and in some of the deed-restricted communities. If you do a search in the MLS it results in homes up to $50k in zip codes 33952, 33948; homes 50k-100k in zip codes 33948, 33952, 33954, 33981; homes 100k to 150k in zip codes 33948, 33952, 33953, 33954, 33981; homes 150k to 200k in zip codes 33948, 33952, 33953, 33954, 33980, 33981. In terms of Real Estate and how the impact the Scrub Jay restrictions apply; building cannot be initiated until the property in question is free of Scrub-Jay nests (they nest on the ground) and free of Burrowing Turtles.

The property is a short sale. It is very possible when the lender had the property appraised they countered the offer at $70,000 which would result in the price increase. Here is information from a Mortgage Lender in our area of Port Charlotte. You can contact him and he would be happy to answer your questions and let you know if you qualify. I would be happy to work with you to help you find a home in Port Charlotte. Our office is located one street over from Toledo Blade and 41 in Port Charlotte.

Qualifying for a loan:
1. Have you in the last 3 years had a Bankruptcy, Foreclosure, or a Short Sale?
Answer: If they answer yes to a Bankruptcy or a Foreclosure… then the deal is dead
for at least 3 years from the occurrence date. However...12 months on a Short Sale for
USDA loans only... FHA and Conventional it is 36 months plus on Short Sales.

2. Do you have any Credit Cards, Car Loans, or Student Loans?
If No then it’s a dead deal….they need at least 2 lines of active credit.
“If they answer Yes… then ask”…
Have you been past due on any of your Credit Cards, Car Loans, or Student Loans in the last 12 months?
Answer: If yes then it is a dead deal. If No….that's good…then send them to your mortgage professional to get pre-approved.

People have a tendency to gravitate toward the Port Charlotte area as it is not heavily populated like Fort Myers. If you like the busy, fast paced life style, then Port Charlotte might not be what you are looking for. Port Charlotte has been voted many times as the place to retire. Regardless, I always recommend that you take 2 to 3 days and explore Port Charlotte and Fort Myers to see how you vibe with the city itself and then determine where you wish to seek a home.

I can honestly say that as a local born and raised professional, I have never had one client that regretted moving to the area.

If you can be a little more specific as to what criteria you seek in a home I can send some com parables to you and you can see for yourself. Some specifics that would help me assist you would be bed,bath,garage,price,extras,etc.

Have you ever visited Port Charlotte or Fort Myers before?

Homestead, Up To $50,000
Every person who owns and resides on real property in Florida on January 1 and makes the property his or her permanent residence is eligible to receive a homestead exemption up to $50,000. The first $25,000 applies to all property taxes, including school district taxes. The additional exemption up to $25,000, applies to the assessed value between $50,000 and $75,000 and only to non-school taxes.

I can send you some lenders to contact in this area if you are interested in obtaining a mortgage. In order to submit an offer on a home you would need proof of funds if paying cash or a pre-approval letter from a lender. If I can help with anything else, please contact me.
