With an ave price of $800k plus, residential sales are slow but picking up. We have over 24 months of inventory at present rate of sales. Deals of a lifetime in condos and ocean front.

There are a few storefronts available but they are in weak locations. New owners of Sawgrass Village are going for government approval to totally rebuild and enlarge the village. Plans look GREAT!

One of the best places to live in FL. Our schools just finished number 1 in the whole state. We also have some of the lowest taxes; 6% sales tax.

Carrie, there are several great areas at the beaches, but one that I would recommend is Sawgrass. There are some very affordable nice homes within the community. It is gated, with sidewalks where you will find many walkers, runners and bikers. Of course there is golf and tennis. The beach is close by, great shopping and there are great restaurants and nightlife close as well. There are some great buys in Sawgrass right now! ... more

The Belleza in my opinion is among the best, if not the best in Ponte Vedra Beach. The location and amenities are great., it is new by comparison to others and appears to have been built as apartments with conversion to condos in mind. There are units available simply due to general market conditions although Ponte Vedra Beach is among the best in Florida. Any work done within a municipality should require approval and permitting by the city/town government. We would suggest that you contact the city to access this information, making them aware of the inconvenience, hardship, or safety concerns created by the activity.

Ponte Vedra Beach is unique. The larger properties, if properly priced are selling. Condo-conversion resales are slower in light of the mortgage market.

The Plantation is an extremely nice golf course and beach club community in Ponte Vedra Beach and has building lots available. There is one "garden lot" remaining at $165,000 and fourteen lots in the south area (Muirfield Dr) that range from $200,000 to $500,000. These are owned by a builder who requires that he build the house. Considering current market conditions the owner might be willing to sell the lots outright but it would be difficult to stay within your $1 million price point. You are right in that there is little new construction but the existing homes on the market are for the most part, up to date and well cared for. ... more

Sorry it took us awhile to get back to you on your Nocatee vs Ponte Vedra Beach question. Nocatee is a new Planned Unit Development on FL 210, Southwest of the beach. (15 or 20 minutes) All of the homes there are being built by major developers. Models are complete and sales have just gotten underway. Ponte Vedra Beach runs North and South along the Ocean and is seperated from the mainland by the Intercoastal Waterway. Prices vary greatly, from seven figures for oceanfront and Intercostal homes to under $200,000 for relatively new Condos throughout Ponte Vedra Beach.
