When it comes to any safety/crime related issues, it's always best to contact the local police department with all your questions, hear all there is to hear firsthand. If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors. Real estate professionals are prohibited from steering, enticing a buyer to purchase/rent, or not, in specific neighborhoods.

Value is in the eyes of the beholder :) and the Plantation offers a variety of amenities! It's probably most well known for the golf privileges it offers its homeowners/members. Membership is an equity type where, when you close on your new home in the Plantation, you pay a $40,000 membership fee. This is mandatory. Half of this is then refunded when you sell/close in the future. This equity membership gives you access to their exclusive beach club at the oceanfront, state of the art exercise facility, dining, tennis, clubhouse, card rooms, community activities and more. Monthly HOA dues differ slightly - patio homes include lawn care vs. single family do not.

as your guide.
The other option is to use the tax estimator on th St. Johns Co.
Website and type in the property address in question. www.co.st-johns.fl.us

Depending on the area, the millage rate may very slightly but both are
good options for buyers to review
Don't forget to read up on Homestead exemptions too if your purchase
will be your primary residence- that can give you another $50,000
deduction.

Karen, I like to follow the procedure that appraisers use. You look up active, backup and sold homes within a half mile of your home. Only go back three months if that finds enough homes for the comparison. You should have about five to seven homes in each category for a good comparison but might only be able to capture three in the backup category. Once you have the comparables, calculate the average price per square foot (listing price for actives and backups, sold price for solds). You can then multiply your home's square footage against that dollar amount and it will give you a good ballpark figure. The last sale according to MLS was on 11/6/07 @ $592,000.
It was a penthouse unit. There are others on the market in the low $500 Ks.
A lot depends on the location since they are all somewhat new and the condition is usually very good.
