First of all, hire a real estate agent to find out what the FHA maximums are in the area you want to purchase. The loan amounts/prices vary from County to County within States. That agent should be able to hook you up with a lender who can further qualify you for the purchase. The lender will provide you and your agent/broker with a letter stating that you qualify for "x amount of loan" that will be presented with your offer to the seller. Hope this helps. ... more

Davenport would be a better place to retire to if I was given the choice between Poinciana and Davenport. There are many homes with in ground pools in the area just south of 192 and US 27 junction. There are also 2 very nice over 55 adult communities in Clermont.

Yes there are some homes in Poinciana with inground pools, of course not as many as you will find on the communities of Hwy 27. Traffic could be hectic between 7 and 9 am leaving Poinciana and from 4 to 6pm entering, but it disipates fast if there are no accidents. Hospital is currently being built in Poinciana, already stablished is Heart of Florida on Hwy 27 and Osceola Regional downtown Kissimmee. There is a medical clinic already open in Poinciana. Poinciana to Shopping and theaters is 25 to 30 minutes to The Loop Shoping Center, about the same to Postner Park on 27. Orlando 45 minutes. Disney 30 minutes. It really depends on how low your score is. The score you get when you run your credit and when a bank or loan officer runs your credit will be different. You'll need a 620 or higher. However, it's not just your credit score but your ability to pay. If you are not going to live in the house, you will not be able to get an FHA loan. If you plan to move into the house, your next problem becomes your employment. You really should talk to a loan officer to find out if you would qualify. you can not have a "contract" unless it is signed by all parties meaning it is official. To be unofficial means you have no contract and therefore any buyer could step in front of you to buy, you probabily should not be spendning money on a HI. After saying that bank owned homes are sold as is, the bank will not usually renegotiate on any issue that could be seen with the naked eye. Those ietsm should have been addressed in your offer. They only wil look at hidden defects such as well, septic or termites inmost instances. Pre-approvals are often based on the accuracy of the information you provided on your credit application. If you overstated your income, assets, job time or any other significant factor you will have a more difficult time but you are trying to buy for significantly less than your limit. Did you provide pay stubs, bank statements & W2's? If you did, your odds are even better.
Check with your lender before you offer to see if there is anything else you need to know. If you are using a good lender, everything should be fine.
