Check out www.greatschools.com and I believe you will see that Pleasanton overall has excellent schools based on their current API test scores. There are some that are slightly better than other but the majority of elementary schools are all rated highly and which school your children will attend will depend on the nearest schools ability to accept your child do to limited class sizes and impacting in some schools and school grade levels. If schools are your primary concern then I would suggest you find a school you like and then make certain they have room for your child and then locate a home in that attendance area.

Typically the bank does not sell the house the estate or the family of the estate sells the house (unless it was foreclosed on or possibly a short sale)
The terms of your move would be dictated by the contract that was used to sell the house so you would need to contact the listing agent or the person representing the bank to determine what was agreed to when the person selling the home entered into the contract of sale

An in law unit would increase their resale value as there is another liveable structure on the lot. For property taxes I don't see how it would be affected as property taxes are based on assessed value, unless the property is reassessed after the the inlaw unit is built then there should be no change in value.

True, it may not be the best thing to look at, but as far as complaints I think thats the biggest one. If the neighborhood, house and location are what you really want then likely down the road the plant will not be a big of an issue for you.

ZERO. Of course this depends on the price range. I can tell you that in average any property with a proper list price would sell in couple of days or less.....however lot of times this does not reflect on statistics as most of the sellers nowadays will want to let the house stay on the market for a few days or so prior to reviewing offers. Such strategy will skew the statistics and in these situations will show that it took longer to sell where it is actually have been delayed intentionally by the seller to create a competing environment for all buyers in the market and acquire a highest and best offer. Lastly, to answer your question, average day on the market in Pleasanton shows to be 8 days as per MLS.

Renting or buying? Your question states both. Regarding the that neighborhood, I think the location is great and the only concerns there is the age. Generally older styles like that neighborhood dont have the best sound proofing and if someone is really loud you may hear them. Overall the layouts are pretty good, but do check into the sound levels and if you're buying then getting inspections is a good idea.

I love your nickname.....it is a nervous time to be on the market as a buyer....no matter what you put your hands on, there will be other people interested in it too.....although you are right about the seasonal slowdown, I do not anticipate the inventory level to proportionally improve anytime soon and waiting be a good strategy. With the economy recovering and mortgage interest rates staying at all-time historical low, expect the condition to stay the same or get worse.

Team up with a competent local Realtor, one that has the in-depth knowledge of the market and lean on him/her to get you through the complication of the market. There are people buying homes every day and there is no reason you cannot be one of them. Best of luck to you on your home search.
