There is a few ways of answering this....
1. It appears to cause you concern as you brought it up here.
2. consider an air mattress as opposed to a water bed.
3. In the past 50 years what has moved?
4. You go to Las Vegas right? Everything is a gamble.

There really is no way to tell you how much to worry.
I can't get my crystal ball to focus on Playa Vista.
It must be on the fritz.

I think the days of 2 BR, 2 BA's in Playa Vista selling for $350,000 or less are probably over. Try Playa del Rey. Cross Creek Village is a larger, but pleasant, wooded complex with streams running through it. I just sold an updated 2+2 for $320,000. The downsides are there is airplane noise and it is older. Let me know if you would like me to show you any properties there or if you are able to stretch a bit higher in Playa Vista. ... more

December was a very good month for sales, and the Playa Vista Development will surely have quite a bit of business. First rule of real estate, location.... Playa Vista and most of the Westside have not really gone down in value. If you are very particular about the area, by all means-make an offer on this property because I have not seen anything in that price in Playa Vista.
