I haven't seen much lately under 80k with water,septic and electric. I've been showing quite a few land listings in the area. I just did a search for you including water, electric, septic, and at least 5 acres for under 100k. I did come up with one listing. It is steep and probably not usuable for cattle. HUD.gov has a list of homes for sale that they personally own but a Realtor will be able to help you with all homes that can qualify for FHA approved financing. Generally, only condos need prior FHA approval. Single Family homes can almost always go FHA as long as they meet criteria guidelines. Your biggest obstical in this market is finding homes that are in FHA quality condition. There are also some lenders that will escrow money for smaller repair items making FHA obtainable for homes that would not otherwise qualify. Please feel free to contact me. I am not from your area, but in this area the "top listing agent" is not always the best choice for a buyer's agent. I would suggest that you "interview" a few of the local agents at an open house, or call the local broker and ask for suggestions for an agent who knows the area and works well with buyers. It can sometimes be a delicate transaction when the listing agent also represents the buyer. ... more
