Jay makes good points, you should also go visit the neighborhood several times throughout the day especially the evening and nights... that gives you a good idea of what goes on there. I always tell my clients to go sit in front of the house for about 15 minutes in the evening with your windows down a little so you can hear the noise level in the area. There are currently not any homes available in the subdivision "The Preserve at Cave Creek". If you would like, I would be happy to let you know when something comes available. I would also send you a market analysis of what has sold there in the last 6-9 months so you can see what the trends may be. Russell Ranch is a nice community in the far west corner of the West Valley. It has a Litchfield Park zip code but is actually in an unincorporated area (Maricopa County Services). Many of the homes were custom built, with varying degrees of size, style, and construction quality. There are still vacant lots available although very little new construction is going on. Be cautious about price in this area, as many active listings have a heavy price per square foot. Russell Ranch is a nice community but not worth paying a premium relative to other homes further east and closer to Phoenix.

In a similar price range you can find nice homes in Litchfield Greens (City of LP) or you can find many beautiful 3500+ sq ft homes in the Veranda, Bel Fleur, Dreaming Summit or Wigwam Creek developments which are 10+ miles east of Russell Ranch.

It is called steering and an agent can lose their license for answering this question. I have a couple other places you can try. I'm not sure why you didn't like Sun City, if it was the age of the homes or it's location in the city. I thought I'd point out a few newer age-restricted developments. In the Northwest there is Fairway Springs which is built around a golf course. There is the Trilogy at Vistancia in a beautiful development not far from Lake Pleasant. A newer development in the southwest is Pebble Creek not far off the 10. And in the southeast there is Trilogy and Sun Lakes both similar to Sun City but much newer.
