Can you be a little more specific?

Address? Cross streets?

How many beds, bath, sq ft, garage, one or two story?

Joe,

I don't work the area and I'm not even sure who are the providers in the area. Your agent should be a good source for this. You can also contact the providers directly, although I'm not sure if they will advice you of the cheapest possible route.

Louie,
To answer all your question would require more space than we have available here. Also, there are a number of additional questions you should ask as well and I'll share those with you in a phone conversation. There's so much to consider when investing, but lots of opportunity out there if you make the right decisons.

Hello Chris,

While you wait for some answers, maybe it is a good start to go and check some statistics. Here is one of the sites I found with information in that region:

Nope !!! Here is a link to the Sun City HOA Deed Regulations and also an excerpt from their website...
"...at least one person living in a residence must be no younger than 55 years old. Under the Restricted Zoning Ordinance no one younger than 19 may be a permanent resident of Sun City. Minors may visit, however, for no more than 90 days. "

I love Sun City and live near there. Please call or email me if I can help you find a home there !!!

Hi Michael,

Jay makes good points, you should also go visit the neighborhood several times throughout the day especially the evening and nights... that gives you a good idea of what goes on there. I always tell my clients to go sit in front of the house for about 15 minutes in the evening with your windows down a little so you can hear the noise level in the area. Ultimately though it comes down to what you consider important for you and your family. ... more

Gem,
There are many desirable areas in metro Phoenix and answers to your questions should be provided over the phone due to the depth and length of possible answers, and for allowing you to ask additional questions. I'm an AZ native and have 29 years experience serving Valley homebuyers and would be happy to provide you with information. You have many choices on where to "retire." Please give me a call and let's chat.

There are currently not any homes available in the subdivision "The Preserve at Cave Creek". If you would like, I would be happy to let you know when something comes available. I would also send you a market analysis of what has sold there in the last 6-9 months so you can see what the trends may be. As for more information on the subdivision itself, there are only 40 homes in the subdivision and I would be happy to try to find out the HOA management company if you would like to see their rules and regulations. ... more

James "J.R." Samsing answered:
Russell Ranch is a nice community in the far west corner of the West Valley. It has a Litchfield Park zip code but is actually in an unincorporated area (Maricopa County Services). Many of the homes were custom built, with varying degrees of size, style, and construction quality. There are still vacant lots available although very little new construction is going on. Be cautious about price in this area, as many active listings have a heavy price per square foot. Russell Ranch is a nice community but not worth paying a premium relative to other homes further east and closer to Phoenix.

In a similar price range you can find nice homes in Litchfield Greens (City of LP) or you can find many beautiful 3500+ sq ft homes in the Veranda, Bel Fleur, Dreaming Summit or Wigwam Creek developments which are 10+ miles east of Russell Ranch.

All of the above? Any of the above? It all depends on what you want to accomplish, and why.

If you're not already working with an experienced, reputable Buyer's Broker Realtor, then I would recommend that you make that your first course of action and an integral part of your investment strategy.

Hi Josez, It is actually against a REALTOR's code of conduct to give you our opinion of what is a good zip code to consider for crime. It is called steering and an agent can lose their license for answering this question. What I can do is give you a good web site where you can research crime statistics and decide for yourself what zip codes you would consider good. Here is a good site to do some research:

http://phoenix.gov/POLICE/crista1.html

Hope this helps! If you would like more web sites to search please feel free to contact me.

Hi Carrie!

I totally agree with Jay - define "nice" for us, and then we can give you some specific responses. And I also agree with him that the greater Phoenix area has a VERY nice variety and selection of Active Adult (55+) communities. If you would like to see homes that meet your parameters, including features, prices, areas, mapping, descriptions, amenities, in your price range, etc., I'd be happy to set up a search profile and website/portal for you. Just let me know.

All the best!

Hi Tony,

I have a couple other places you can try. I'm not sure why you didn't like Sun City, if it was the age of the homes or it's location in the city. I thought I'd point out a few newer age-restricted developments. In the Northwest there is Fairway Springs which is built around a golf course. There is the Trilogy at Vistancia in a beautiful development not far from Lake Pleasant. A newer development in the southwest is Pebble Creek not far off the 10. And in the southeast there is Trilogy and Sun Lakes both similar to Sun City but much newer.
