Trulia thank you for asking that question. If by up and coming neighborhood you mean activity then local schools, businesses, shopping and housing markets on the increase would be a good indicator of an up and coming neighborhood. Checking with the city planning and city reports to see what businesses are looking to move into the area. What area's are slated for new development with restaurants, shopping and activities are another indicator.

When searching it's always best to look for what's important to you. What one person believes is a good indicator someone else may deem as not.

Phoenix inventory is decreasing and most homes that are vacant and distressed (as you call abandoned) are allocated to the bank that is holding the note. This are classifieds as REO, lender own, and some sold at the auction. You can only buy these cash. I advice you that you will not get addresses here or much information to protection of the properties. There has been several break ins in the past on these vacant homes that banks have implemented higher security, walk throughs and elctronic boxes for access to show and see the home.

The best bet and the easiest way to find these addresses and locations is by contacting a licensed local realtor that specializes in that area. I work with investors and banks, and that's what we do.

We send automated notifications to client's when these homes come on the market. They get sold in a matter of hours, and you will have to place an immediate offer. You have 10 days due diligence and inspection period if you wish to cancel. Most of these homes sell for full price now, and have multiple offers.

AZ is one of the hottest real estate markets, and homes sell in record time. Our mission is "sell your home in 3 days or we buy it". Homes don't even last a day.

Trulia, Zillow and are great sources. The problem is that homes continue to show available, and they are not.

I am not sure what you are asking, but anyone who abandons a home and has a loan on it, that home will become a bank foreclosure and will be listed in the MLS.

Additionally with ASU now downtown, The Light Rail, and the Convention Center it is more than just Suns games. However, with that said my opinion is many people like to live in a downtown to be closer to these events and nightlife. Our downtown has improved a lot and is great. ASU has had a significant impact on the downtown Phoenix region, both socially and economically. Several top departments now call downtown Phoenix home including the Cronkite School, the nations largest nursing college, the ASU/UofA medical college and much more.

The student population, both part and full time, is in the 13,000 range with an anticipated student population rising up to nearly 20,000 in the next five years. Students bring so much to the table besides tuition and associated jobs.

A group of Cronkite students created an Iphone app called SmartPHX which allows people to finds restaurants, bars, music, arts, sports and other events when in the downtown region. This benefits people visiting the city as well as locals.

The campus has been and continues to contribute to downtown Phoenix's vitality and success. It was, in part, why I chose to be a downtown Phoenix real estate specialist.
