Many people do not like wood flooring as it scratches and is harder to maintain so be careful. There are many different manufacturers and quality levels so if you opt for that route choose wisely and not for the lowest price. Many of these products scratch and do not look so great after a while and I would stay away from any laminates at all costs. Tile and labor are both inexpensive these days compared to the past and my recommendation would be to shop around and find a quality tile and installer. I have seen some of the "wood" tiles that look great and others that are plain ugly so choose wisely. You may be better off with an attractive tile that does not attempt to mimic the look of wood. In the long run it should net you a better return on your investment and the buyers will be much happier.
