It all depends on what is the Escambia County tax rate. But Trulia provides that for 2011 the home was assessed at $62,223 and taxes were $564. So if purchased at 25K now the taxes should be close to half that amount. You can call the Escambia Property Appraisal office and they will give you the exact number. Was this answer helpful? Please remember that the list price is simply the asking price. Most sellers set a price above what they expect to sell for. Some are reasonably higher, others are unreasonably high. A cash purchase has the advantage for the seller of not having to wait for the buyer to secure financing, or sometimes, being unable to secure financing. It also means no waiting for an appraisal or a survey if the buyer chooses not to have those items. A cash offer, with verified funds, typically means a faster closing with less headaches. And that's always attractive to a seller. Please let me know if I can help you with finding a home. Thanks! ... more

Please know that.........all commissions, if that's what you're asking about, are negotiable.

Interview a few agents in person, and see what their marketing plans look like so that you can compare and contrst what is being offered.
They will be happy to discuss their fees with you at that time.

best wishes.........

I would call an agent not so much to check on your credit since it is good, but to get a good idea of how much you can afford to pay for your next home, and also to let them keep you in mind and give you updates on interest rate. Keep in mind the same home will cost a lot more if the interest rate goes up. Best of Luck! ... more

Start out by calling on a few listings, simply ask questions about the listing. If you see that the agent is listening to you and not just sell, sell, selling that listing, instead trying to pinpoint what your needs and wants are, that is an agency relationship to pursue. ... more

Hi Robert, congratulations on your new duty station. My youngest daughter is a Intel officer currently deployed. Fox Run is a great community. Which base will you be stationed at? What is your search criteria for a home? Do you have school age children?

Now is a great time to buy! It is a buyers market and you can get great deals if you are patient as the market is saturated with short sales and foreclosures. Within the next 3 years we believe that the market will rebound and be a good time to sale. The market is already showing signs of recovery. If you buy close to a base, it will make a great rental.

Let me know if I can be of further service to you and your family.
