I've never heard of "Oarker", but I'm guessing you mean "Parker"? LOL For rentals, I'd try looking on Craigslist or go to Not many agents in CO deal only in rentals. You'll probably get plenty of agents from the Parker area willing to help you find something to buy. Good luck! ... more

You do not have to sign a buyers agreement, however it would be in your best interest to do so, only after meeting with and interviewing several agents to find one that fits your personality and one you feel you can trust. It is very important to have a professional on your side and most often it costs you nothing but your loyalty. ... more

You can try checking the local public record's department or consider hiring an architect to draw up new plans.

I would be more than happy to follow up with you. What is your email address (can send to me directly to keep it private)? It may take several weeks until it closes, but I will follow it regularly and keep you posted. Are you looking for properties is certain areas? I noticed you had also asked about a place in Englewood and was wondering if I could help you narrow down a search area? Or you just searching around to find out about different areas? Also, Trulia is a great place to begin a search for buyers wanting to look on the internet, but you are not always going to get up to date information and listings. Would you like to get on an automated listing search that will send you properties that meet your criteria as soon as they are listed? That way, you would have access to the most current information. Thanks, and good luck (and welcome to Colorado!) ... more

Hi Pam,

The HOA for Vistancia is $420 a quarter and it covers trash pickup, community grounds maintenance and community area snow removal. If there are any other questions you have, or if you would like to go take a look at some homes in that area, please don't hesitate to give me a call.

I think what you are seeing is the result of the slow down in sales of homes in this price range. While we have seen a strong recovery in the lower priced market under $200,000, the luxury home segment has not yet recovered and sales are still sluggish. Thus there is a lot more inventory in this price range, resulting in some great values, especially from the builders if you're thinking new construction.

Our website has a great property search feature which you can set up your self to receive email alerts of new listings, or contact me and I can set it up for you.

Best Regards,

Hi Kg,
I have helped a family choose a home in Robinson Ranch and I continue to keep in touch with them. They are very happy with the community and we considered homes as far South as Timbers and Pradera as well as Pine Bluffs ( just North) and even a few of the acreage options like Summit Ridge Estates before landing at Robinson Ranch.

My only concerns with overall value were the lack of established trees which many people expect to see in Parker, the road noise from Parker road-- which can be considerable, and the presence of overhead electric wires. However, on a property by property basis, of course, these may not be an issue. Well, except the trees! Furthermore, the excellent location makes Robinson Ranch a great option.

If you don't have a search tool already: take a look at you can zoom the map right to Robinson Ranch and see all of the homes for sale along with a wealth of research tools and info. Switch the map to satellite view and you'll be able to see if the overhead powerlines are a factor for any if the homes.

Of course, please don't hesitate to call or email if you're in the market for a specifically experienced agent!
