FHA does have a Nebraska first time home buyers assistance program. It's called FHA NIFA HBA. Also, many sellers as willing to help with or pay most of the buyers closing costs. I would start by reaching out to a mortgage broker to find out what type of loan you would qualify for. They will review your financial ratios, income, funds, etc. Good luck!
