What are your FAVORITE things about LA? What are your least favorite things? If traffic is high on your list of least favorite then you'll love the Antelope Valley - if you like fancy restaurants and star watching (people stars) then you may find yourself bored with the AV.

The best thing is your only 45-60 minutes from Hollywood (always depending on traffic) and you can drive or take the Metrolink ~ whichever you prefer.

We are quite a nice community with lots of restaurants, a mall, minor league baseball team, movie theaters and so much more!

Downtown Palmdale is Sierra Hwy & Palmdale Blvd. From there it's about 17 miles to downtown Lake Los Angeles which is 170th Street East & Avenue O. It takes about 20-25 minutes from downtown Palmdale.

It can be more difficult. A Realtor familiar with Palmdale would have to address your specific issue. However, it's often more difficult because families with younger children tend to be afraid that their kids will fall into the pool and drown. And if they have pets, they're worried that Fluffy or Rover will fall in.

On the other hand, if most of the other houses in the community have pools, and the climate is hot enough to make pools desirable for an extended period of time, renters may expect a rental to come with a pool.

I'm not aware of any legal guidelines to follow--but I'm not a lawyer, so this isn't legal advice. However, the landlord in any case (pool or no pool) should have an umbrella liability policy on top of his/her regular homeowner's policy. They don't cost much--often a few hundred dollars for each $1 million of liability insurance coverage. And there's a concept called "attractive nuisance"--something like a pool, for example. A lawyer can give you the details. But it means that you should take certain steps to make sure that others can't get injured or killed accidentally. That might, for instance, mean that you'd be better protected if you fenced in the pool area.

The rental market is still quite active in Palmdale, despite low prices and interest rates.
In particular, the market under $1,500 is very brisk. On average, it takes no longer than
about two weeks to find a tenant. My opinion is based on recent experience with three
rentals which generated a number of calls as soon as a sign went up, and I had suitable tenants very quickly. How long they stay is very hard to answer. If you have an inexpensive property, the
tenant most likely stays at least thru the lease period. I just heard of a home today, in east
Palmdale, rented for $1,700 with a tenant who has been there two years. I think that's a reasonable time period to anticipate, more if it's a nice place at fair rent.

I've lived in the Antelope Valley for 14 years - here is some info:

Coyotes - you will see them periodically in the desert areas, but they stay away from inhabited areas for the most part

Mountain Lions & Racoons - I'm not aware of any local sightings of these types of animals

Rats - Mice -- whenever we have new building the local area does tend to see an increase in field mice - rats not so much.

Bears - we don't get those, but on the morning news today KTLA.com there was a bear in the neighborhood of La Crescenta, which will occur in the Acton, Leona Valley and other mountain areas.

We are a great community - rural without the animal issues. As to bugs, we have the normal mosquitoes and flies, but not much else. If you are looking to rent or buy in Palmdale, I'll be happy to help you with your search.

I can help with some of your questions:

1. LCA21 - Los Angeles County Agricultural 2+ acres - these acreage lots allow you to have 4 legged animals: horse, cow, pig, etc.
2. Existing homes right now would probably be cheaper, but if you want a larger property (2+ acres), finding homes on larger lots can be difficult, though there are properties, many are older homes - some in good condition and some in poor condition.
3. I am not familiar with the actual vacancy rate, but I'd be happy to provide a referral to a local property manager to help you with that question. With our current foreclosure market, we have many displaced families who are not moving out of the area, but are looking to rent in their same neighborhoods, or other neighborhoods depending on schooling needs.
4. Residential land purchase - there are lots available throughout the valley, some areas are more accessible than others, a more thorough discussion would need to be had in order to determine your exact needs, but a look at the current geological condition is recommended in order to determine flooding issues
5. See #4 above

I would be happy to help you in your search ... another option would be to find a great piece of land, and purchase a modular or manufactured home to place on the property.

There is not an easy answer to your question. All properties in the Antelope Valley utilize the services of Southern California Edison and Gas. There costs are determined by usage in a home. Larger homes use more energy typically, though smaller homes that are not energy efficient can use more than a larger home.

Water is a variable - there are multiple private and public water companies. Each has their own rates. If you are looking at a specific property, you may want to contact the local water agency to find out what the average usage of the property in question is.
