You can also contact the local Palmdale Sheriff's Substation to check on neighborhoods at (661) 272-2400.

As the parents of school age student you'll want to do your own due diligence for the best school district for your child.

Also depending on if you are a 1st time homebuyer, the City of Palmdale has a great program for first time buyers, under their Neighborhood Stabilization Program, including downpayment assistance.

You are picking a great time to look at purchasing a home - FICO scores are very important, your first step is speaking with a Lender.

By conversing with a lender, you'll determine the following:

1. Your Loan FICO
2. Your Credit Issues if any
3. If you need to actually work on getting a credit issue resolved
4. Do you have sufficient downpayment?

Cindy, I guess the correct answer would depend upon upon where you are. There is a Walmart in East Lancaster at 20th East and "J" , there is one at 44665 Valley Centeral Way, there is one in Palmdale on 10th West and Ave "O" accross from the A.V. Mall and another in Palmdale on 47th St. East and Ave "S". All of these locations can be found at :

For the most part, a minimum score of 620 is what is needed to qualify. The amount borrowed is not predicated upon the credit score, it is your ability to pay the money back.

What are your FAVORITE things about LA? What are your least favorite things? If traffic is high on your list of least favorite then you'll love the Antelope Valley - if you like fancy restaurants and star watching (people stars) then you may find yourself bored with the AV.

The best thing is your only 45-60 minutes from Hollywood (always depending on traffic) and you can drive or take the Metrolink ~ whichever you prefer.

We are quite a nice community with lots of restaurants, a mall, minor league baseball team, movie theaters and so much more!

I hope I can assist you if you decide to buy in the AV.

Downtown Palmdale is Sierra Hwy & Palmdale Blvd. From there it's about 17 miles to downtown Lake Los Angeles which is 170th Street East & Avenue O. It takes about 20-25 minutes from downtown Palmdale.

Its possible to do that under certain circumstances - have you spoken with a lender to get pre-qualified?

Are you a Veteran? VA loans can be done w/no downpayment.

Are you willing to live outside the city limits of Palmdale or Lancaster? USDA loans can be done w/no downpayment.

Though there is no downpayment, are you able to pay up to 4% of the purchase price for closing costs? Many sellers are willing to pay up to 3% in closing costs, but the total closing costs for most buyers on average is around 6%.

If you'd like a referral to a local lender, please let me know and if you were able to answer yes to 2 of the above questions, I can help you find the right home.

NO, in today's market you cannot build for the cost of purchasing. Most home sell for $50-$75 Sq. Ft.! Building will likely cost $150 Sq. Ft. (or maore) particularly if you are doing a one of a kind, semi custom or custom home. Remember the cost per foot is not just for the frame construction, it includes the flooring, the cabinets, the counter tops, the bath fixtures and appliances. The nicer you want the house to be th higher the $ per ft.

Thank you for putting your request out there on Trulia - the banks are just as picky for a $70k loan as a $300k loan at this time. Depending on the area that you actually purchase there are loan programs in the Littlerock and more rural areas that will allow for a downpayment as little as 1-5%, called USDA.

If you decide to buy more in town, you are looking at total out of pocket with downpayment and closing costs of about 10% of the purchase price as long as you are going to occupy the property.
