Have you already negotiated the lease? Your question may seem like the most important one but there are many factors to consider in negotiating a long term lease. Just having evidence of the comps, if they can be found, is really not the only thing you need. It is sometimes hard to find useable comps in the rental market because of the mix of long term and seasonal rentals. Really, you need to have an agent that is helping you and advising you as opposed to just looking for some of the answers online. You don't have to pay for this service and you are really only cutting yourself short by not getting professional assistance. Honestly, depending on the neighborhood I would expect to find rental amounts anywhere from $4,000 to $5,000 for a 4 bedroom. 4 bedroom rentals are not terribly common and usually demand a much stronger rental amount than their smaller counterparts. If you don't mind 3 bedrooms I would probably recommend going that route so that you could potentially negotiate a lower rent and beneficial terms. ... more

Go meet them to see the place.
Tell them your story; open and honestly.
