The first community that comes to mind that allows pets is and there is no weight restriction (no vicious breeds) is Palm Shores. I live here and there are beautiful houses at reasonable prices. You can also have a truck (depending on size) as long as there is no writing on it. If there is writing on the truck there should be no problem as long as you keep it in the garage.

Leisureville. Yes, the houses are all painted white and lined up in neat rows but some are very inexpensive. We would have to verify the truck issue.

There are also: Avalon, The Cascades, Borgata, Coral Lakes, Indian Spring, Mirror Lakes, The Valencias, and Tuscany Bay.

Tropic Palms is a nice area in Delray Beach, FL. with close proximity to downtown Delray Beach, Boca Raton, and the beach (Linton Blvd or Spanish River Blvd bridge access).

How safe is the area? That is a tough question, and not one that I can put a number on. I would say "safe". Check with the city of Delray Beach for crime rates, etc.

This is an area with single family homes, not gated, no HOA fees, and is a great place to purchase a house. It is in East Delray beach- East of I-95, and is close to everything.

This is an up and coming area, and prices have been rising in the Tropic Palms area over the last two years. The inventory for homes for sale and rent is limited, and if you are looking to buy a single family home, with low overhead, it is one of the best options around.

If the area gives you what you need in terms of housing size and costs, convenience to shops and transportation, and school system, then it may be a good neighborhood for you. If a property does not give you what you are looking for, then you may want to ask your West Palm Beach real estate agents about other West Palm Beach homes.

The town home you in inquired about at 2505 Shoma was a great buy and like the entire south Florida real estate market sold fast as it was priced right. Shoma enjoys a favorable location west of Highway 7 just south of Southern Boulevard and while it has a west Palm Beach address is really in the Royal Palm Beach/Wellington corridor that people flock to for the high quality of life.

Sales in the community are brisk with 9 homes sold over the past 90 days, another 14 under contract and only 5 available listings as of this morning. with under two months of inventory it is a sellers market and prices are finally on the rise after 7 years. And to top it off the inventory is over priced as the highest priced sale in the community over the past 3 months was at $98,000 and three of the 5 available properties are priced above that threshold; one asking an amazing $160,000.

The best thing you can do is clearly define your housing objectives and determine what areas will meet your needs. Inventory levels are very low and finding homes is a much more difficult task than it was a few month ago. You should also contact the local police department. There's also a free website that will give you information on crime: www.crimereports.com

Then scroll down to the info section and look at the Crime Stats in a color coded map. Pick another city and look at that map... chances are Boca has more Green and Less Red. Actually inventory levels in Loxahatchee are shrinking live everywhere else in Palm Beach County these days. Consider that over the past 12 month we have successfully sold 458 single family homes in Loxahatchee at prices ranging from $43,000 all the way up to $1,593,500 with a median sales price of $141,550.

As of this morning we have a total of only 148 homes that are not under contract and actively looking for buyers. This equates to an inventory of under 4 months which puts us in a strong balance market bordering a sellers market where we expect prices to increase. Since we still have foreclosures in the road ahead do not expect runaway price increases but it certainly looks like 2012 will be the first time since 2005 that we will see an increase in the median sales price in Loxahatchee.

Also keep in mind that the median list price right now is $249,550 or 176% of the median sales price over the past 12 months which shows you were prices are heading or at least what today's sellers are expecting. Buyers are still price driven so it will be an interesting year where we will either see prices rise or sales drop. So far sales have remained very strong.
