I am Realtor and Property Manager that specializing in working with COA/HOAs that put liens on properties that don't pay their dues. Once the lien is in place, the COA moves forward with foreclosure action and gets the Certificate of Title on the property. Since the COA can't sell the property due to the mortgage in place, the COA can clean up the unit and rent it out and recapture the lost dues via rent payments.

This is a strategy that many COA/HOAs are pursuing, Consult with your association attorney for further details.

Yes it is feasable. There are several housing developments in the Crystal Lake school district where you can purchase a home in your price range. I think you are more likely to find an apartment that works for you using the apartment guide that is available in any Publix Supermarket. If you are not in this area, go to, and you will be connected to this guide. These apartments are more likely to be pet friendly.

If the closing is so far out that you will not be moved and settled before having your surgery, you should try to get an extension of closing. If the buyer is getting a loan, it may depend on where they are in the process as to whether they can extend and how long
Obviously, if you need emergency surgery that cannot wait until after your sale and relocation, you may want to consider the rent back option. Otherwise, you may need to speak to a real estate attorney to find out what recourse the Buyer would have if you did not move forward with the transaction.

It seems to me that you should be able to work this out.

This House is in the Seminole Manor Subdivision. Between Hypoluxo and
Lantana Rd.: Off I-95 head west on Hypoluxo- to Lawrence( Rt turn North)
to Chicksaw (right turn) then left on to Mackinac!
This house has some problems and is a short-sale. There are some good
finds in Seminole Manor so a drive- through might be worthwile regardless!

This fee includes:

24 hour manned guard gate
Roaming security on the property grounds.
Common area lawn care.
Maintenance of the association pool.

You will have to get your own insurance policy for the townhome.

To get a full report on exactly what the fee covers, you will need to see the 2013 annual association budget, and speaking to a current board member is also helpful. The above is fairly accurate. :)

HOA fees vary from association to association, and so does what the fee covers.
