Joan, normally it works just like a private sale. The lender ends up paying the portion that the seller would normally pay, and you as a buyer would pay your normal portion. All prorations are normally the same. Remember though that everything is negotiable in a contract so your Realtor should go over the offers and counrteroffers with you. I don't beleive Trulia allows individual owners to list "FSBO". Only participating Real Estate Agent listings are shown, some also have featured listings here on trulia that get even more attention.

Confirm by contacting Trulia directly though, as they would be the only ones that can give you a definititive yes or no.

Ask for reports that show the following relative to the house you are selling:
Size of houses
Location
Age of houses
And get comps of yours that shows solds, how long they were on the market
