Well these can go anywhere from 3 months to a year. With the seller still owing 280k and you getting it for 225k, it seems a little far fetched. What are the going rates in the area. I know Orland very well, and to get a quad level for 225k seems like a steal of a lifetime. When you do a short sale, the property you are buying must have a price that can be justified. I highly doubt the BPO for the bank is going to come in this low. A lot of short sales are pip dreams, and this seems like one of those. A lot of agent use the first buyer as bait for the bank. They want to see what the bank wants and what price they are willing to take. The banks dont just take anything a buyer wants to pay for it. The numbers must make sense. A quad for 225k seems like it may be a very tough one. Id need to know what part of Orland to know its its going to an almost definite no. ... more

Because orland park is a desirable place to live. It's a good community with good schools. The price starts going down and then the neighborhood will turn into a less than desirable place to live. Take country club hills for example. Now who wants to live there even though prices are down? Ummm... Not many! ... more

You don't mention whether you're working with the listing agent directly, or with another agent, but, certainly, you have every right to expect a response from the listing side.

The agent may be having difficulty reaching the Seller, but still, you should be told this. Even if the Seller has no interest in your offer, you need to know what's going on.

Occasionally, I have encountered the situation where a listing broker who runs a one-agent office goes on vacation and doesn't leave anyone to cover his/her business. Unless your agent IS that agent, your agent should be keeping you up-to-date. What does your agent say?

If you write another offer (or present the same one again), have your agent ask to be there when the offer is presented. Good luck.

No, the seller is responsible for the commission. I would suggest to you to find a realtor that you are comfortable working with that can represent you and have your best interest in mind. They can also show you similar properties and it won't cost you anything. Make sure to have your realtor write your offer or they won't get paid from the seller.

It depends on what you mean by "distressed sales."

Often in foreclosures the bank (the owner) will only pay a reduced commission--let's say 4% if the more typical rate is around 6%. In that case, the agents end up with a smaller commission, but they'll still get something. (If the banks didn't offer any commissions, an agent probably wouldn't get involved.)

However, there are plenty of distress sales other than foreclosures. People sell due to medical bills, divorce, relocation, and dozens of other reasons. All commissions are negotiable, but frequently, even in those distress situations, the commission is competitive with other commissions.

They should call around and get a few more quotes. You may suggest that they get their quotes in writing. If the sellers are only agreeing to pay for $1,500 and it ends up costing $2,000, your daughter will be liable for the difference. Your daughter can ask and see if they can pay more than that but the seller may not have the money to do it. Ultimately, your daughter and her husband have to decide to accept his offer...I guess it depends how much the like the home and how good of a deal they got up front. ... more

It is tough for someone to be able to comment on an area like this as a proffessional. However, the schools in the area are excellent and the housing values have been coming down like most areas. I suggest you look it up on the internet (google it) and you can find out the demographics, saftey, etc. I do a lot of sales in Orland Park, and I would be more than happy to assist you in finding a home.
