I recently showed a home on Wagon Master and so I am quite familiar. The area is gorgeous, but this community of homes just south of Sunriver definitely gets more snow than Bend, probably twice as much. The HOA dues are $255 each quarter, but they include: care of a paved street, Clubhouse/Rec Room, Pool, Sewer Assmt, and river access.

This neighborhood is about 5 miles or a 5 to 10 minute drive from the grocery stores, restaurants, shops, and other amenities at Sunriver.

Are you coming to visit Oregon in the near future? I would be glad to show you around. Are you looking for a permanent home or a vacation home?

Yes, we have a new sushi resturant that has had good reviews. I personally have not been to it, but have been told its buffet style dining, atmosphere, and food was good. "Reliability" is a very subjective term. The company may be very reliable. The loan rep . . . hmmm . . . not so much.

Similarly, real estate has "name brand" brokerages, but an agent in that name brand brokerage might be LOUSY!!

As a licensed real estate agent, I'm not comfortable with talking about rates, loans, etc. This is an area that is outside the scope of my license. I can sell houses, and I do! And while I know "of" the loan process, and can give general advice, your best bet is to contact a lender that comes with a high reference -- from a reliable source.

A good loan rep will be able to compare "apples" to "apples" and see if you are, in fact, getting very low interest rates, that there are no hidden fees, back-end mark ups, etc.

If you're looking for Portland specifically, you could do a lot worse than ending up in NW up near Nob Hill or The Pearl. Rent will be pricey, though. A good SE location might be Belmont.

If you're not against heading out to the 'burbs, Lake Oswego or West Linn would make a lot of sense.
