There aren't really any bad areas of Irvine, but rents have always been on the higher end, as Irvine is a very desirable place to live. I would consider any 2br/2ba under $2000/mo reasonable for the area.

Are you looking for furnished and how long and when do you need it? I will be glad to look this up and see what the availability is. I did take a quick glance and for a 2 bed 1 bath furnished condo started at $1650 and going up. Laguna Woods has several models plus coops and depending on the location the price will vary. All I can say is that this happens a lot. If you have a lease with the current owner of the townhome you are usually required to pay your monthly rent or you could possibly be subject to eviction. Usually what the owner does with the rent that you pay is up to them but if they aren't paying the mortgage then they eventually most likely won't own the townhome any more. As far as your security deposit being used for repairs, you would have to read your lease agreement with them. ... more

there are two but in Garden Grove. One is @ 9641 Maureen Dr. @1300 Mo. the other is even better as it is a 3 bed at 13132 Haster #A at 1200. Not sure as to the comute time but these are the only ones in HB,FV,& GG..

That's a bit of a challenge. You would need to look in the Del Obispo area of San Juan, anywhere in Dana Point, and coastal San Clemente. I just checked and there's one condo for lease in Marblehead (San Clemente) near the 5 freeway about 3/4 mile from the ocean for $1,675/mo. 2 bed, 2 bath, 2 car garage. I also found 5 others in San Clemente and Dana Point but they only have a 1 car garage and 4 of them are priced between $1,600 and $1,700/mo. There are 5 others with 2 car garages within 1 mile of the ocean priced between $1,700 and $1,800/mo. If you are willing to deal with some heat (maybe 10 really hot days a year), you could check Aliso Viejo and Laguna Niguel. You'll probably get more condo for the money.

then there is 16651 Jib Circle #2 which is a 2 Bd 2 Ba 1200 sq ft @$1595.
Both MLS sheets say to submit your pet.
