This is a great question and one that definitely requires some consideration. I have done long commutes, longer than 40 minutes, and not only did it wear on me and my family life, but I began to resent my house because it tied me to a place so far from work.
On the other hand, I've lived places that I didn't love, and was never truly satisfied with where I lived because the place I really felt drawn to was not where I chose to buy. So you have pros and cons on both sides of this.
My best advice to you would be to consider what is going to cause you the greatest stress as well as the greatest joy. Is a 40-minute commute each way (nearly an hour and a half on the road 5 days a week, equaling more than six hours of commute time being added to each work week and taking that time away from loved ones) going to be offset and counter-balanced by living in a place you LOVE, rather than a place you LIKE? You don't want to buy something you won't be happy with, but you also don't want to sacrifice your quality of life for a house. I wish you the best and hope that all of this consideration brings you clarity about what to do!

I'm not sure what Trulia uses to determine their ratings, but I know that both Mission Viejo and Lake Forest are consistently included in the annual "Safest Cities in America" list.

Last year, Mission Viejo was #2 and Lake Forest was #10 for cities with populations between 75,000 and 100,000. This is out of a list of 371 cities, which is obviously not the entire county. Not every city submits their statistics, so it's possible that Laguna Hills is just as safe, but they don't send in their information.

Yes...the home's location to a freeway is always troubling when buying or selling. The ideal potential homeowner should be hard of hearing and blind to not notice the freeway location... just kidding!

I stumbled upon a way to solve the air quality of homes near freeways. I build modular homes through CA. The "Duetworx" by Ecoquest inserts into your HVAC duct work and removes contaminants. Most homeowners I have worked with do not leave their windows open due to their close proximity of noise and pollutants.

Hello Yesmin, one of the great things about Laguna Niguel is the amount of dedicated open space. I don't think you can go wrong with either area though. But one of the great things about renting for a while is the opportunity to get the feel of a community, to "try it out". If you're inquiring about home values, Laguna Niguel overall has more "high end" homes that are currently showing on the MLS, than Aliso Viejo.
