Have buyer sign an addendum saying you have right to market property and have first right of refusal... Offer to still work with this buyer if they can close but in meantime you have to look out for your best interest by putting house back on market and market to find another buyer. If another offer comes in you have right to refuse current contract and work with new buyer. 4 extensions and two months is not a good sign. But, you can wait on him while still marketing for other buyers and make decision on who to work with if and when a new offer comes in. ... more

I don't believe Trulia has a for sale by owner entry. Homes listed with an agent are able to be listed for free, however. I'm actually in North Royalton myself. I'd be happy to help you with your home listing. My team and I helped 165 area people with their homes last year, and I'd enjoy giving you the same success.

Rebecca, you might be surprised that you actually CAN afford a Realtor. A Realtor doesn't get "paid" unless your house sells, so they are just as motivated as you are to make that happen. The resources that a great Realtor has at their disposal and their knowledge of the market, industry and effective sales tactics can actually attract (or find) Buyers for your property and end up netting you more money than if you had just stuck a For Sale By Owner sign in the yard. Some questions you may want to consider before deciding are:

How long will you be in Singapore?
How much notice will you be able to give tenants when you need to return?
Will you be using a relocation company?

A good property management company should take care of most of the issues of renting and you should find out up front what services they provide and the cost.

Whatever you decide I would be happy to help you with that, whether it be referring some property management companies or listing your home for sale.

There are pros and cons of selling your home by auction. We have used this technique to sell our listings in the past and overall, we felt the Cleveland area market is not ideal for it. The local agents don't understand it and buyers also seem a little fearful as well.

I am in no ways knocking the use of an auction to sell a home, but would caution you from jumping into it without learning more. In answer to your first question, I have a friend who is a licensed auctioneer here in town and would be happy to make an introduction so you can get information directly from him. You have nothing to lose by learning about your different options.

This is most unfortunate......consider reporting your experience to the local board of realtors as an ethics violation. Someone there should be able to make some recommendations to you. It would certainly seem that you are not the only victim violated by this lack of professionalism that the board of realtors should be made aware.

according to the Dayton Area Board of Realtors for all areas the average days on market in the last 6 months is 134. however, certain areas are diffrent. We can run the same statistic specific to an area using zip code or map area.

At this point, there are still a few condo associations that are on the approved FHA list, but the growing trend overall is going towards conventional financing on Condo's. Currently in your zip code there are 21 active condo listings (average of 134 days on market), 4 pending listings (average of 183 days on market) and 21 solds (in last 6 months) with average of 150 days on market. The only other two options, if your condo does not sell, are renting it out or offering a land contract, but you need to check your condo association to see if you can even use either of these options.

The regulations have also changed for residential financing, so check to see if you qualify based on your debt to income ratio, before selling your condo.

In your case you can definately rent out the property. The bank can not do anything to you if your situation changed. As long as you make the payments as agreed, you will be fine. Only issue would be if you wanted to purchase another home FHA since you already own this one. In that case, you should still be able to qualify as long as you provide the lease for this property and a few other verification items which vary from bank to bank.
