I am personal friends with the chief of police in ocean gate, he tells me its the safest town around. great area, good house bargains, close to everything. great area for boating, fishing and crabbing.

my guess is your a boater, maybe fisherman based on your screen name and your interest in a water accessable community. Good Luck Piont is in the Berkley Twp section, it borders Ocean Gate. It has been home to ATT off shore tele comminications for a very long time, you may have seen all the poles in the marsh land on the point. this point has always been a good location for catching crabs too.
This area is truly off the beaten path, and unless you really want to go there, most just pass it by on Rt 9. There is a popular resturant you may have heard of there, called Waters Edge, popular with boaters. and locals.
Your question was not exact as to what kind of answer I could give you, however if your concidering looking for homes for sale in that area, I can help you with that.

A good suggesstion would be to find out if there is any zoning OR building requirements in the area before you start. Also, talk with a professional builder to see if the existing structure can handle the stress of another floor (and if the ground below is secure on it's existing foundation. Sometimes it may be better to start from scratch than to add.
As far as cost, it depends on who and what you want to build, again a good professional builder can tell you or give you a close estimate. Taxes would be based on the tax base itself and may not catch up for a year or so. Again, do some homework on the taxes in the area.

I would recommend checking with your auto insurance company. A company like State Farm or All State can provide you with a precise number for the area. If the home is in a development which has a HOA, then you will need to check with the association to find out how much the monthly charges are. For flood insurance you may need to go outside your typical insurance carrier - CHECK HERE
