Hi JW.,
I've worked with builders and have sold homes in Oakland and Fayette County for the past 12 years.
Homes are selling in Oakland, as well as everywhere else in W. Tennessee. There are some cautionary notes to discuss and decide on if you are able to trade a home, and it's not always in the home owners best interest.
If you would like to discuss this, or get some more information, please feel free to contact me and I'll be glad to help you in any manner I can.

If the house is listed as an reo it will likely close quicker than a short sale as they already have bank approval. My last reo property took 12 days from contract to close. A short sale needs bank(s) approval and may take months...may not even close till after the tax credit is expired. ... more

Well, that is a loaded question, it depends on How bad is it??
I know you know that FHA ( the government ) is assisting FIRST TIME HOME BUYERS , with a Credit at Closing, of $8000.00. BUT --- you have to have a fair amount of credit history and a job !

So getting credit counseling is very important, ask a lender /banker , at where you bank, is fine, but i could also give you names if you need a direct referral . Do you know your credit score?- around 600 is where you need to be to go FHA. Some homes are selling for less in this Buyer's Market. Just call or email and we can talk further. Hi Kk,

Its not my area.... but, since you have posted three questions like this with no answers yet I thought maybe there are no agents on this forum from your area yet. So here goes my thoughts...,

Try the FIND HOMES link that Trulia provides in the tabs above. You will be surprises to see that there is a virtual wealth of information provided....

This is a buyers market. Any purchase made today should pay off very well in a few years, IMHO. :-)

Hello KK
My wife and I represent a builder in Fayette County and we have 6 homes left in Oakland. One of them was the parade of homes winner in its category. That home is the model home in Burton Place. The builder is offering trade in on your home, if you are having any problems selling in Cordova. This model is approx. 3400 sq ft according to the builder's plans. If you would like photos and more information on this home, feel free to contact me. You can visit my web site at http://www.Bluffcityrealestate.com and either email or phone us. Our contact information is on that web site. We would be happy to provide any answers to questions about his homes or others in the Oakland area. ... more
