It's not a listing that's on Market - it's one of those Trulia/RealtyTrac listings where they also list properties that are on default but not for sale.

Looks to me this property has been in default for at least 139 days (when it went on Trulia). The price listed is also not how much it might sell for, if it ever goes on market.

This property could be current now, or the owner could very well choose to do a loan modification, short sale, or just cure the default.

So, no, the information for this property (or some of the others on Trulia) is not up to date!

The average numgber of days on the market depends on MANY factors!! Are you asking about only single family detached homes or condo/townhouses as well? Agressively priced homes and condo/townhomes in the lower price range that are regular sales or bank owned properties (REOs) are receiving offers within a week of going on the market and closing within 30-45 days of acceptance of the offer. Homes in higher price ranges that are priced properly may take a little longer to sell. Short sales take longer due to the necessity of getting approval from the lender/lenders holding the loan on the property prior to the contingency periods beginning, but they usually close with 30-45 days of short sale approval. Proper pricing is crucial, location is definitely important, and condition & special features are also a factor.

Inventory of available homes and condo/townhouses is low throughout the county, which has generated multiple offer situations for MANY properties. It has quickly become a seller's market as buyers scramble to get an accepted offer on desirable properties.

If you would like more specific information about a certain neighborhood or development...please let us know. We are very familiar with Novato and could easily and quickly do research regarding a specific area. We tour the new listings in Novato almost every week and are very familiar with the Novato market.

I help my clients with renting out their homes at times. I have to say that it will be difficult to find a nice house with a large yard that will take large dogs, even though your dog might behave really well. However, it is not impossible as there are many animal lovers in Marin county.

It will probably take some time and you might have to call each owner and find out what they will take though.

Hi Ferrisr001, Of course it is! I will take it that you are looking to rent in the way you question is worded. So here's the deal. As a long time landlord I can attest to the difficulty of renting to a tenant with a large dog so here's what you do. Offer a dog damage deposit! It should be brought up as soon as you ask if the landlord will take a large dog. Second ask that the landlord come meet your big (hopefully) sweet and lovable dog and be prepaired to show that your dog will follow simple commands like "out " or "sit". You need to demonstrate that you have your dog under control at all times and his or her behavior is not destructive! Finally be ready to do a simple demonstration of you control of the dog so the landlord can be put at ease. And don't for get the old "the dog stays in the garage pitch"... ... more

Yes you can find a house or a condo in many parts of California in that price range.

Once you are focused in on an area then it can be narrowed down. In Marin county it is very difficult to find a house in that range but within 15-30 miles away you can find a cute house .

No, Novato is not a huge flood zone and covered with drain pipes. It all depends on where the property is. We did have a big flood back in the 80's (I wasn't here), but supposedly, it flooded half of the Novato. My understanding is Novato has since fixed that big sewer drainage problem down close to Rowland and Redwood. I do steer my clients away from certain areas due to different reasons, flood could be one of those.

Some areas have problems with flooding, most of the other parts of Novato will be no concern.

Some landlords will some won't. Most require a pet deposit. We can certainly make a case for you if you have great credit and are ready to go. The sale of a mobile home is similar to a regular home in that the transfer of title is recorded. To get the information of what it sold it for, check the tax records. You might be able to research on line. But the most direct way is to go to the county tax assesor's office at the Civic Center. As far as the statue of limitation, it would be best to consult a lawyer.

I don't believe RESPA would allow any seller to use a specific lender in order to execute a contract. I read law group's blog that RESPA was coming down on builders that required buyers to use specific lenders and tile companies.

I would think it applies to REO companies as well. The buyer must be able to shop their mortgage.
