The FHA approval process is a multi step process. It may help to check the HUD website for a complete list of qualifications. It depends on where you want to live. In Providence, most of the school rentals are yearly, while the summer tourist areas, like Narragansett, Newport etc. allow school year leases, so the rental can be made available for weekly vacation rental.

Well you personal preferences should dictate where you want to be. With that said my thoughts are that for a single family home you will be more comfortable in East Providence or North Providence. Where you are working may help you decide based on the commute.
With condos you have a more selection in North Providence and Providence. Unless you are considering the East Side of Providence (more expensive) you will find there are more cheerful areas in East Providence and North Providence.

All short sales are ifferent. It depends on the circustances of the short sale. Is it re approved? if not add 4 weeks to the wait. I have one now that has been sittin for 6 weeks with no response from the bank on the approval or acceptance of the sale. Is there a particular home you are interested in? I would be happy to research it for you.

Oftentimes short sales are by no means fast sales--some banks are faster than others and there are no set standards of time, unless it was already preapproved by the lender; paying the list price unfortunately has no bearing on the time frame.
